A certain document, which is on file in the office of the Borough Secretary of the Borough of West Conshohocken, being marked and designated as the "International Property Maintenance Code, 2006," as published by the International Code Council, Inc., be and is hereby adopted as the Property Maintenance Code of the Borough of West Conshohocken, in the State of Pennsylvania for the control of buildings and structures as herein provided, and each and all of the regulations, provisions, penalties, conditions and terms of said International Property Maintenance Code are hereby referred to, adopted and made a part hereof as if fully set out in this article with the additions, insertions, deletions and changes, if any, prescribed in §
82-4 of this article.

This article adopts the International Property Maintenance Code,
2006 Edition, and any subsequent revision thereof which shall automatically
be incorporated herein by reference with each revision of the International
Property Maintenance Code, save and except such portions of the International
Property Maintenance Code as are hereinafter deleted, modified or
amended, and the same are hereby adopted and incorporated as fully
as if set forth at length herein.

The International Property Maintenance Code is amended and revised
in the following respects:
A. Section
101.1 (page 1, second line): insert "Borough of West Conshohocken."
B. Section
103.3: Add thereto "The code official is authorized to bring in outside
agencies for consultation and evaluation if he deems necessary."
C. Section
111.2, Membership of the Board: amend to read "The Board of Appeals
shall consist of those members designated by Borough Council."
D. Section
111.2.1, Alternative Members: amend to eliminate the last sentence
thereof.
E. Section
302.4, Weeds: add a new section thereto, to be known as Section 302.4.1,
as follows:

All owners and/or occupants of premises within the Borough of
West Conshohocken shall at all times maintain trees and shrubbery
as well as any and all other kinds of foliage on their premises in
such manner as to prevent the encroachment of the same on the premises
of other owners and/or occupants within the Borough of West Conshohocken.
The word "encroachment" shall include, but not limited to, any intrusion
resulting from growth of trees, shrubbery and/or other foliage beyond
the property line of the premises on which said trees, shrubbery and/or
foliage originate.

F. Section
304.14, Insect screens: insert dates of April 15 and November 15.
G. Section
602.3, Heat supply: insert dates of October 1 and May 15.
H. Section
602.4, Occupiable work spaces: insert dates of October 1 and May 15.
Change "65° to 68°."
I. Section
604.2, Service: change "60" to "100."

Nothing in this article or in the International Property Maintenance Code hereby adopted shall be construed to affect any suit or proceeding impending in any court or any rights acquired or liability incurred or any cause or cases of action acquired or existing under any act or ordinance hereby repealed as cited in §
82-3 of this article, nor shall any just or legal right or remedy of any character be lost, impaired or affected by this article.
