The area of the Town of Hamburg outside the incorporated Villages of Blasdell and Hamburg is hereby divided into the following zoning districts:

The location and boundaries of the aforesaid zoning districts are shown on the map entitled "Town of Hamburg Zoning Map," which, in all sections thereof, with all explanatory matter thereon, is hereby incorporated into this chapter and shall be as much a part of this chapter as if fully set forth and described herein.[1] As evidence of the authenticity of the Zoning Map and all sections thereof, said map and all sections thereof and all amendments thereto shall be duly certified by the Town Clerk and shall be posted and filed according to Article 16 of the Town Law.

Where uncertainty exists with respect to the boundaries of any of the aforesaid districts, as shown on the Town of Hamburg Zoning Map and all sections thereof, the following rules shall apply:
A. 
Where district boundaries are indicated as approximately following the center lines of streets or highways, street lines or highway right-of-way lines, such center lines, street lines or highway right-of-way lines shall be construed to be said boundaries.
B. 
Where district boundaries are so indicated that they approximately follow the lot lines, such lot lines shall be construed to be said boundaries.
C. 
Where district boundaries are so indicated that they are approximately parallel to the center lines or street lines of streets or the center lines or right-of-way lines of highways, such district boundaries shall be construed as being parallel thereto and at such distance therefrom as indicated on the Zoning Map and all sections thereof. If no distance is given, such dimension shall be determined by the use of the scale shown on said Zoning Map and all sections thereof.
D. 
Where the boundary of a district follows a railroad line, such boundary shall be deemed to be located in the middle of the main tracks of said railroad line.
E. 
Where district boundaries are indicated as approximately following a Town or village line, such lines shall be construed to be said boundaries.
F. 
Where the boundary of a district is indicated as approximately following the edge of a stream, canal, drainage channel or other bodies of water, such boundary shall be deemed to be the middle thereof.
