Uses and structures permitted in the C-3 District
are as follows:
A. Principal uses and structures, where served by a public
sanitary sewer:
(1) Office buildings and offices, but not including track
terminals and dispatch or transfer offices.
(2) Racquetball clubs, squash courts, health spas and
related physical fitness facilities.
(3) Hospitals or institutions of a religious, charitable,
rehabilitative or philanthropic nature, provided that they are not
used for penal or correctional purposes. No on-site incineration is
permitted and no off-street parking is allowed in front of the principal
structure.

(a)
Nursery schools and day care centers.
B. Accessory uses and structures:
(1) Accessory uses and structures customarily incidental
to permitted principal uses.
(2) Retail stores and services, restaurants and commercial
recreation occupying not more than 15% of the gross floor area of
the principal structure when incidental to the principal uses and
planned and developed as an integral part of the principal structure.
(3) Satellite dish antennas, provided that they are of
a dull finish and located as close to the main structure in the rear
yard and as far from property lines as possible.

Unless otherwise provided, the minimum lot size
in the C-3 District shall be as specified in this section.
A. Lot area:
(1) One acre for all principal uses and structures.
B. Lot width at the building line:
(1) One hundred feet for all principal uses and structures.
Unless otherwise provided, the maximum height
of buildings in the C-3 District shall be as specified in this section.
B. Accessory buildings: one story, not to exceed 18 feet.
Unless otherwise provided, the minimum required
yards and other open space in the C-3 District shall be as specified
in this section.
B. Side yards: two required.
C. Rear yard:
(1) Minimum: 20 feet or a distance equal to the height
of a principal building, whichever is greater.
(2) Along an R District boundary: Same distance as required
for a side yard.
D. Open space between principal buildings on a single
lot. No vertical wall of a principal building shall be nearer to a
vertical wall of any other principal building than a distance of 30
feet or a distance equal to the average height of such vertical walls
measured from the adjoining finished grade, whichever is greater.
