The purpose of this district is to provide areas within the Town to be used primarily for the raising or producing of agricultural products.
Permitted agricultural uses shall be as follows:
A. 
Farms and customary farm dwellings and other structures and farm uses, including but not limited to: food crops; pasture land; horticulture; forestry; dairy and beef cattle; sheep; pigs; horses; goats; fowl; and accessory storage and equipment necessary to the permitted structures and uses.
B. 
Temporary roadside stands as an accessory use for the sale of farm products on the property where produced.
C. 
A mobile home as an accessory farm use, subject to the following:
(1) 
It shall be located on a lot with minimum yard dimensions in accordance with the bulk regulations in the tables included at the end of this chapter. The lot need not be surveyed, but shall be clearly shown on a site plan, including water supply and sewerage.
(2) 
In addition, such other requirements as may be adopted for mobile homes in the Town shall also apply.
(3) 
At such time as a mobile home is no longer an accessory farm use, it shall be removed.

D. 
Customary home occupations are permitted as an accessory use.
Permitted residential nonfarm uses shall be as follows:
A. 
Single-family dwellings, in accordance with the bulk regulations table at the end of this chapter.

Permitted uses subject to site plan approval shall be as follows:
A. 
Two-family dwellings.
B. 
Agricultural area related uses:
(1) 
Riding academies and boarding stables.
(2) 
Agricultural implement sales and service.
(3) 
Wholesale dairy product processing.
(4) 
Agricultural supplier and distribution.
(5) 
Sawmilling.
C. 
Religious institutions:
(1) 
Churches, chapels, temples and synagogues and related uses.
(2) 
Cemeteries.
D. 
Manufactured housing.

Uses subject to conditional permit shall be as follows:

Educational and cultural institutions:
(1) 
Public and private schools for any age group.
(2) 
Libraries.
(3) 
Museums, historical society.
B. 
Recreational and social activities:
(1) 
Public and private clubs.
(2) 
Golf courses (but not miniature golf).
(3) 
Parks, playgrounds and campgrounds.
C. 
Boardinghouses and tourist homes.
D. 
Health, medical and care services:
(1) 
Hospitals and clinics.
(2) 
Nursing homes.
(3) 
Day-care centers.
E. 
Transportation and utility uses:
(1) 
Private air landing fields and customary accessory uses.
(2) 
Public utility substations.
(3) 
Railroad facilities.
(4) 
New utility poles, lines and facilities.
(5) 
Communication towers.
F. 
Sand and gravel mines, unless located within Wellhead Protection Zone 1A.
