In the S-R Service-Residential. Zone, no land shall be used and no structure shall be erected, altered or occupied for any purpose except the following:
A. 
All uses permitted in the R-200 Rural Zone, as regulated therein.
B. 
Motels or motor courts which may contain such supplementary accommodations as restaurants and conference rooms, provided that:
(1) 
The minimum lot area shall be five acres and the minimum frontage upon a public street or road shall be 500 feet.
(2) 
The establishment shall contain not less than 100 rental units.
(3) 
No rental office or supplementary use building shall be placed closer to the right-of-way line of a public street or road or closer to any other property line than 100 feet, and no automobile parking space shall be located closer to the right-of-way line of a public street or road than 80 feet or closer to any other property line than 50 feet, except that each such distance may be reduced to not less than 25 feet if said 25 feet between property line and parking space is densely planted in such manner as to form an effective screen.
(4) 
Automobile parking space shall be provided on the premises for not less than one car per rental unit and sufficient space additionally to meet all other normal parking requirements, as outlined in Chapter 85, Subdivision and Site Plan Review, Article X.
(5) 
All exits and entrances upon a public street or road shall be approved for location and design by the state, county or Township authorities, whichever may have jurisdiction.
(6) 
The application for a permit to construct a motel or motor court shall be accompanied by a site plan indicating the location and character of the proposed building or buildings; the boundary road or roads and other property lines; the area of the lot or property; the location of proposed entrances and exits, parking areas and other such development features; and the proposed treatment of the grounds. Prior to issuance of said permit, the Zoning Officer shall transmit a copy of the application therefor and a copy of the site plan to the Township Planning Board for review and for report thereon. The Planning Board shall have a reasonable time, but not more than 45 days, in which to make its report.
C. 
Multifamily dwelling or apartment house developments, provided that:
(1) 
The minimum area for development shall be not less than 10 acres.
(2) 
The number of dwelling units per net acre (area exclusive of road and other public rights-of-way) shall not exceed 12.
(3) 
No building shall be placed closer to the right-of-way line of a public street or road or closer to any other property line than 75 feet, and the same offset from the street or road and other property lines shall be observed for all automobile parking space, except that the same reduction of said distance of offset shall be permitted, under the same conditions, as permitted under Subsection B(3) hereof.
(4) 
No building shall exceed three stories or 38 feet in height.
(5) 
Automobile parking space shall be provided on the premises for not less than 1.9 cars per dwelling unit.
(6) 
All exits and entrances upon a public street or road shall be approved by the state, county or Township authorities, whichever may have jurisdiction.
D. 
Child-care centers, subject to the minimum standards found in § 101-25F. Child-care centers as an accessory use are permitted, subject to the standards contained in § 101-13.4.

E. 
Family day-care homes, subject to the terms set forth in the family day-care home definition in § 101-1.

F. 
Home occupations and professional offices, subject to the standards found in § 101-13.5.

The maximum permitted lot coverage for all buildings or enclosed structures shall be 20%.
The maximum improvement coverage for all business and commercial uses in the S-R Zone shall be 60%.
