For the purpose of this chapter, the Township of Mantua is hereby divided into 14 districts as follows:

In addition to the permitted uses within each of the designated zoning districts, two types of planned developments are permitted as of right in accordance with the requirements of this chapter on certain lands as follows:

The Zoning Map dated September 17, 2018 and revised November 27, 2018, a copy of which is also attached hereto[1], be and the same is hereby adopted. Additionally, the map entitled "Critical Areas" is hereby made part of this chapter[2] and shall be deemed conclusive for the purpose of administering the land use control measures of this chapter; provided, however, that the Planning Board or Zoning Board of Adjustment, as the case may be, may consider other sources of information presented by an applicant to more definitively define the location and extent of the critical areas on any lot or tract at the time of subdivision and/or site plan review.

A. 
Zoning district boundary lines are intended to follow street center lines, railroad rights-of-way, streams and lot or property lines as they exist on lots of record at the time of enactment of this chapter, unless otherwise indicated by dimensions on the Zoning Map.
B. 
Any dimensions shown on the Zoning Map are in feet and are measured horizontally and, when measured from a street, are measured from the street right-of-way line even if the center line of that street is used for the location of the zoning district line.
C. 
The exact location of any disputed zoning district boundary line shall be determined by the Zoning Board of Adjustment.
D. 
The zoning standards, controls and designations apply to every structure, lot and use within each district, and the district lines extend vertically in both directions from ground level.
