This chapter may be cited and referred to as
the "Middlesex Borough Zoning Ordinance."
This chapter is adopted pursuant to the authority
of the Municipal Land Use Law, Chapter 291, Laws of New Jersey (N.J.S.A.
40:55D-1 et seq.), in order to promote the public health, safety,
morals, convenience and general welfare and in furtherance of the
following related and more specific objectives:
A. To guide and regulate orderly growth, development
and redevelopment in accordance with the Borough's Master Plan.
B. To establish zoning districts and to set forth development
regulations governing these districts in order to encourage the most
appropriate use of land throughout the Borough.
C. To protect the established character of existing neighborhoods
and to provide for appropriate transitions between conflicting uses.
D. To prevent overcrowding of land and buildings and
to avoid undue concentration of population.
E. To provide adequate light, air, convenience and safety
of access.
F. To conserve and enhance the value of property throughout
the Borough of Middlesex.
G. To ensure that the development of Borough of Middlesex
does not conflict with the development and general welfare of neighboring
municipalities, the county and the state as a whole.

H. To secure safety from fire, flood, panic and other
natural and other man-made disasters.

I. To establish the location and design of transportation
routes which will promote the free flow of traffic while discouraging
location of such facilities and routes which result in congestion.
