For any principal building, the first
500 square feet of an attached garage,or detached garage within 25
feet of the principal building, shall not be counted in the computation
of the gross floor area. To the extent a larger garage space is elected,
the gross floor area of the other occupied space in the principal
building shall be reduced by the same square footage as the garage
exceeds 500 square feet, but in no event shall the total gross floor
area exceed 6,800 square feet, except as permitted in Subsection G(2)
below.

To the extent the net lot area is more
or less than the required two-acre area in the A-1 Zone, the permissible
maximum gross floor area of the principal building shall be increased
or decreased using the following formula: Maximum gross floor area
equals lot area minus 87,120, the result of which is then multiplied
by 0.023, and the product is then added to or subtracted from 6,300,
as the case may be.

3 Any building permit filed
on or after August 1, 2015, for construction of any new principal

yard setback of 100 feet. This provision does not apply to a reconstructed

4 Generators, air conditioning
condenser units and other similar machines that service the principal
dwelling may be located within the required front yard setback provided
that they comply with the required side and rear yard setback; are
not located forward of the front line of the principal building; and
are fully screened from view from the street and view of neighboring
properties.
