For the purposes of this chapter, the territory within the Village of Russell Gardens is divided into five districts, which are hereby designated as follows:
Residence AA District
Residence A District
Residence B District
Apartment District
Business District

If any district boundary is a street line or is determined, measured or fixed by or from a street line, and such street shall be widened, and such new width has been duly authorized and recorded on a duly filed map, then anything in this chapter to the contrary notwithstanding, the district boundary shall not be determined, measured or fixed by or from the new street line, but the rear district boundary shall remain as theretofore and the depth and extent of the district shall be shortened and lessened accordingly.

The Residence AA District shall be comprised of all that portion of the territory in the Village of Russell Gardens bounded generally as follows: on the west by the boundary line between the Incorporated Village of Russell Gardens and the Incorporated Village of Great Neck Plaza; on the north by the boundary line between the Incorporated Village of Russell Gardens and the Incorporated Village of Thomaston; on the east by the westerly side of Clent Road; and on the south by Wensley Drive, which said area, more particularly described, consists of Lots 290 and 289 of Section 2, Block 284, and Lots 101, 27, 26, 25, 24, 23, 22, 21, 120, 19, 18, 17, 16, 15, 14, 13, 209, 112, 111, 211, 110, 109, 108, 107, 6, 5, 4, 3, 215, 214 and 28 of Section 2, Block H-2, on the Land and Tax Map of the County of Nassau; and that portion of the territory in said Village bounded generally as follows: on the west by the easterly side of Clent Road; on the north by the boundary line between the Incorporated Village of Russell Gardens and the Incorporated Village of Thomaston; on the east by the westerly side of Melbourne Road; and on the south by Wensley Drive, which said area, more particularly described, consists of Lots 201, 202, 218, 219, 220, 121, 110, 109, 108, 107, 106, 105, 204, 304, 103, 403, 303, 130, 30 and 123 of Section 2, Block G, on the Land and Tax Map of the County of Nassau.

The Residence A District shall be comprised of all the territory within the boundaries of the Village of Russell Gardens other than such portion of said territory as shall be comprised within the Residence AA District, the Residence B District, the Apartment District and the Business District.

The Residence B District shall be comprised of all the territory within the boundaries of the Village of Russell Gardens lying west of the street in said Village, as now paved and in use, known as Tain Drive. Lots 290 and 289 in Section 2, Block 284, on the Land and Tax Map of the County of Nassau, are excluded from the Residence B District.

The Apartment District shall be comprised of all that portion of the territory in the Village of Russell Gardens as shall front on South Middle Neck Road and as shall not be more than 110 feet distant at right angles from said street or highway.

The Business District shall be comprised of all that portion of the territory in the Village of Russell Gardens as shall front on Northern Boulevard and as shall not be more than 110 feet distant at right angles from said street or highway.
