The purpose of the final plan review is to obtain
formal approval by the Board of Supervisors for completed plans and
to enter into necessary performance bonds or contracts prior to recording
and commencement of work. The plan shall conform substantially to
the preliminary plan as approved, but, if desired by the developer,
it may constitute only that portion of the approved preliminary plan
which he proposes to record and develop at the time. The Board of
Supervisors may require the developer to submit a total development
plan for all portions of the plan and in such detail as required by
the Board of Supervisors.
The developer shall make application to the Township; such application will include all plans, data and information listed below and in §
178-24:
A. The application shall be made on forms available at
the Township Building and shall be accompanied by a specified fee
and deposit. Such fees shall include the reasonable and necessary
charges for the Township Engineer and other professional consultants
to review the plans, in accordance with a fee schedule set by resolution
of the Board of Supervisors.
B. The applicant shall submit 25 sets of the final plans and data prepared in accordance with §
178-24.
C. Upon submission of a final plan, the Township shall
determine if the application is complete and accept the application
or determine if the application is incomplete and shall not accept
the application.
D. Distribution.
(1) The Township shall distribute copies of the plan,
data and application to:
(a)
The Board of Supervisors: five copies.
(b)
The Township Planning Commission: five copies.
(c)
The Bucks County Planning Commission: one copy.
(d)
The Township Engineer: two copies.
(e)
The Township Fire Marshal: one copy.
(f)
The Township Police Chief: one copy.
(g)
The water company proposed to serve the project:
one copy.
(h)
The Township Sewer Engineer: one copy.
(i)
The Secretary of the School Board: one copy.
(j)
The Pennsylvania Department of Transportation:
one copy.
(k)
The Bucks County Conservation District: two
copies.
(l)
The Township Park and Recreation Board: one
copy.
(m)
The Farmland Preservation Corporation: one copy.
(n)
The Historical Commission: one copy.
(o)
Township files: one copy.
(2) When the Township determines that the submission is
complete, copies of the plan, data and application shall be distributed.
E. The Township, at the expense of the developer, shall provide notice
of the time and place of the first Planning Commission meeting held
to discuss the final plan for the project, including a statement as
to the size and scope of the project, by publishing the same in a
newspaper of general circulation within the Township at least 10 days
prior to the date of the meeting. In the event that the final plan
is still under consideration one year beyond the date of the first
Planning Commission meeting held to discuss the final plan for the
project, notice of the next public meeting must be republished as
outlined above.

The final plan shall show or be accompanied
by the following information:
A. General information. All information required of preliminary
plans unless herein modified. All plans must be acknowledged and signed
and sealed in accordance with the requirements of the Pennsylvania
Engineer, Land Surveyor and Geologist Registration Law. If an environmental consultant, architect or landscape
architect collaborated in the preparation of the plan, his/her name
and address shall also appear. If the applicant is a corporation,
a raised corporate seal shall be provided.
B. Drafting standards. Drafting standards shall be the
same as those required for preliminary plans.
C. Compliance with preliminary plan approval. All final
plans shall address the conditions of preliminary plan approval.
