In the P District, land buildings or premises shall be used
for one or more of the following:
F. Nature interpretation kiosks.
H. Environmental studies center.

A. Affordable housing overlay.
Accessory uses on the same lot with and customarily incidental
to the primary permitted use shall be permitted.
The following area and bulk regulations shall apply: maximum
building height: 15 feet.
All other applicable regulations of this chapter shall be followed
as required.

In specific areas of the P Park Zone noted on the Zoning Map,
affordable housing may be developed under the affordable housing overlay,
provided that the following conditions are met:
A. The permitted uses shall include the following:

(1)
Single-family detached dwelling units.
(2)
Attached side-by-side twin residential dwelling units, subject
to the following architectural standards:
(a)
Any structure that includes a pair of attached side-by-side
twin residential dwelling units shall be designed to resemble a single-family
residential dwelling unit.
(b)
Review and recommendation by the Borough's Historic Preservation
Commission shall be required.
B. The maximum density shall be six units per acre (6 du/as).
C. `The minimum lot size shall be 6,000 square feet.
D. The minimum front yard shall be 25 feet.
E. The minimum side yards shall be 10 feet each and 25 feet total for
single-family detached dwelling units and zero feet with 25 feet total
for single-family side-by-side twin-style dwelling units.

F. The minimum rear yard shall be 25% of the lot depth.
G. The maximum building height shall be 35 feet.
H. The maximum lot frontage shall be 60 feet.
I. The maximum lot coverage shall be 40%.
J. Each lot shall include parking for two cars, at least one of which
must be housed in a garage.
K. Twenty percent of the units shall be made available to very-low-, low- and moderate-income households as defined and regulated by the Affordable Housing Regulations, Article
XXIII of this article, UHAC at N.J.A.C. 5:80-26.1, and the Council on Affordable Housing (COAH).

L. Development within the overlay zone may be developed in part or in
whole, however, any development within the overlay zone shall comply
with all other specifications and requirements of the Land Use Ordinances
of the Borough.

M. The developer shall market the affordable housing units in conformance
with the Borough's adopted affirmative marketing plan.
N. The affordable units shall be developed pursuant to Riverton's Affordable Housing Regulations, Article
XXIII.
