The zoning districts listed below are hereby established, and the Village is divided into the following districts:

B. 
The zoning districts in the Village are intended to allow and encourage a particular type and mix of land uses which constitute the intended characteristics of the district. These characteristics are as follows:
(1) 
PK - Parkland. This district is comprised of parks and recreational facilities intended for use by the Village residents and/or the general public.
(2) 
P - Parking; Public. This district allows for public parking lots and parking structures and other municipal service facilities and uses and shall include police, fire and ambulance services and facilities.
(3) 
SC - Senior Citizen Housing. This district allows housing specifically designed for and occupied by senior citizens. It is intended to be allowed only at locations that meet specific requirements.
(4) 
R-2 - Single-Family Residential. This district is primarily composed of single-family detached dwellings on separate lots of at least 6,000 square feet each. Each individual dwelling is separated by yards or open space areas on all sides.
(5) 
R-1 - Single-Family Residential. This district is primarily composed of single-family dwellings on accredited or nonconforming lots of less than 5,000 square feet or conforming lots of 5,000 square feet or larger. Open space areas on all sides and separate yards characterize the detached dwellings.
(6) 
R-A - Single- and Two-Family Residential. This district is characterized by existing single-family, two-family and multiple-family dwellings. It is intended primarily to be developed for single-family and two-family dwelling residential use only.
(7) 
C-X - Single- and Two-Family Residential; Commercial Parking Expansion. This district is characterized by existing retail businesses, offices, single-family, two-family and multiple-family dwellings and expanded commercial uses and buildings. It is intended primarily to be developed for single-family and two-family dwellings only and commercial parking expansion to be located at and below grade.
(8) 
C-1 - Multiple-Family Residential; Retail Business. This district is characterized by various forms of retail, service and commercial and office businesses and existing single-family, two-family and multiple-family dwellings and apartments, generally located over retail stores. It is intended primarily to be developed for retail, service and commercial businesses and multiple-family dwelling use only.
(9) 
C-2 - General Commercial; Light Manufacturing. This district includes various forms of retail, wholesale, service, commercial and office uses and also includes light manufacturing and auto-related uses.
(10) 
C-3 - Commercial; Warehouse; Expanded Manufacturing. This zone includes commercial warehouse and expanded manufacturing uses and major automotive repair and is located predominantly near the Long Island Rail Road right-of-way.
(11) 
C-A Floating Multiple Dwelling. This district is characterized by multiple family townhouses, condominiums, cooperatives and garden apartments and Mixed Uses as defined in Article II. Upon application to the Board of Trustees, this use may in the discretion of the Board of Trustees be permitted in C-1, C-2, C-3, C-X or P Districts.

The boundaries of the districts are hereby established as shown on the "Zoning Map, Village of Valley Stream," dated August 27, 1990, with all explanatory matter thereon, which is hereby adopted and made a part of this chapter and is referred to herein as the "Zoning Map."[1]

B. 
The Zoning Map consists of an index map to certain sectional maps, designated "99.302-1 through 99.302-51," which sectional maps, in the aggregate, constitute a map showing the boundaries of the districts established by this chapter. Said maps and all notations, references, data and other information shown thereon are hereby adopted and declared to be part of this chapter and may be amended in the same manner as any other part of this chapter.
C. 
The Zoning Map, indicating the latest amendments, shall be kept up-to-date in the offices of the Superintendent and the Village Clerk for the use and benefit of the public.
D. 
Where uncertainty exists as to any of said boundaries as shown on said maps, the following rules shall apply:
(1) 
Where such boundaries are indicated as approximately following the property lines of parks or other publicly owned lands, such lines may be construed to be such boundaries.
(2) 
Where such boundaries are indicated as approximately following the lines of lots or other parcels of record and are not more than 10 feet distant therefrom, such lot or parcel lines may be construed to be such boundaries.
(3) 
In all cases where a lot in one ownership is divided by a district boundary, the regulations prescribed by this chapter for each district shall apply to each portion of the divided lot.
(4) 
In cases where precise dimensions are not shown on the Zoning Map or sectional maps, the locations of boundaries may be determined by the Village Board utilizing any pertinent information or documents which may assist such Board in accurately determining the location of such boundaries.
(5) 
If uncertainty remains after applying the foregoing rules and where such boundaries are approximately indicated on the Zoning Maps along the center of streets, alleys, railroads or streams, such centers may be construed to be such boundaries.
