Lot area and frontage. A lot area of not less than
17,500 square feet per family shall be provided for every building
hereafter erected or used in whole or in part as a dwelling, and each
lot shall have a frontage of not less than 100 feet on at least one
street, except as follows:
The lot area may be reduced to not less than 14,500
square feet per family on subdivision plans approved by the Planning
Board[1] as a conditional use in cases where parallel streets,
either existing or dedicated and accepted by the Township prior to
the effective date of this article, are less than 350 feet apart from
street line to street line. In such cases, the lot frontage of 100
feet shall not be reduced.
A permit may be issued by the Zoning Administrator for lots of record at the effective date of this article which have a width of 75 feet or more and which have a lot area of 10,000 square feet or more. Lots of smaller dimensions shall be referred to the Planning Board, in accordance with the provisions of § 700-47.
Front yard. There shall be a front yard on each street
on which a lot abuts which shall be not less than 40 feet in depth,
provided that the front yard on the long side of a corner lot may
be reduced to a depth of not less than 30 feet.
Side yards. There shall be two side yards on each
lot, neither of which shall be less than 15 feet in width, except
that on corner lots, one side yard shall be provided, perpendicular
to the street upon which a unit fronts, which shall not be less than
15 feet in width.
