The purpose of the RLD Zone is to provide for low-density residential development and compatible accessory uses with a minimum lot size of 15,000 square feet.
In the RLD Residential Low-Density District, land may be used and building and structures may be erected or used only for the following uses:
A. 
Single-family detached dwellings.
B. 
Farming and agricultural uses including nurseries and the growing of vegetable and field crops, and excluding the raising of livestock.
C. 
Municipal facilities deemed necessary and appropriate by the governing body of the Borough of Newfield.

A. 
Private garages, garden sheds, and other customary accessory uses and buildings which are clearly incidental to the principle use and building.
B. 
Fences.
C. 
Signs in accordance with the provisions of this chapter.
D. 
Swimming pools.
E. 
The sale of farm produce, provided that:
(1) 
A minimum of 75% of the products sold must be raised on the farm from which it is sold.
(2) 
The signs identifying the sale of such produce shall not exceed a maximum area of 12 square feet in area.
(3) 
Any structure used for the sale of such produce shall be no closer than 30 feet from any street right-of-way and no closer than 50 feet to any side or rear lot line.
F. 
Home occupations, provided that:
(1) 
No more than 25% of the structure shall be used for nonresidential uses or purposes.
(2) 
No more than one nonresident employee may be permitted, provided that sufficient off-street parking is provided for the nonresident employee.
(3) 
No exterior signage advertising or identifying the business use shall be permitted.
(4) 
There shall be no business activity visible from a property line or street and there shall be no change in the exterior residential appearance of the dwelling.
(5) 
There shall be no delivery of bulk materials or shipment of finished goods from the site.
(6) 
The use shall not result in site visitations by clients or customers requiring the extended use of more than one on-street parking space.
The following bulk area and yard requirements shall apply to all uses and buildings in the RLD District.
A. 
Minimum lot size: 15,000 square feet.
B. 
Minimum lot width and frontage: 100 feet.
C. 
Minimum front yard: 40 feet.
D. 
Minimum side yard: 25 feet.
E. 
Minimum rear yard: 25 feet.
F. 
Maximum building height: 35 feet.
G. 
Maximum lot coverage: 40%
