This chapter shall be known and may be cited as and referred
to as the "Port Republic Municipal Land Use Ordinance."

It is the intent and purpose of this chapter to regulate zoning,
subdivision, site plans and the development of land to the full extent
permitted by the State of New Jersey as set forth in the New Jersey
Municipal Land Use Law, N.J.S.A. 40:55D-1 et seq. and the Pinelands
Comprehensive Management Plan, N.J.A.C. 7:50 as may be amended from
time to time, to achieve the following purposes:
A. To encourage municipal action to guide the appropriate use or development
of all lands in this municipality in a manner which will promote the
public health, safety, morals and general welfare.
B. To secure safety from fire, flood, panic and other natural and man-made
disasters.
C. To provide adequate light, air and open space.
D. To promote the establishment of appropriate population densities
and concentrations that will contribute to the well-being of persons,
neighborhoods, communities and regions and to the preservation of
the environment.
E. To encourage the appropriate and efficient expenditure of public
funds by the coordination of public development with land use policies.
F. To provide sufficient space and appropriate locations for a variety
of agricultural, residential, recreational, commercial uses and open
space, both public and private, according to the respective environmental
requirements in order to meet the needs of all Port Republic citizens.
G. To encourage the location and design of transportation routes that
will promote the free flow of traffic while discouraging location
of such facilities and routes which result in congestion or blight.
H. To promote a desirable visual environment through creative development
techniques and good civil design and arrangements.
I. To promote the conservation of open space and valuable natural resources
and to prevent urban sprawl and degradation of the environment through
improper use of land.
J. To encourage coordination of the various public and private procedures
and activities shaping land development.
K. To promote orderly development of the Pinelands Area so as to preserve
and protect the significant and unique natural, ecological, agricultural,
archaeological, historic, scenic, cultural and recreational resources
of the Pinelands.
L. To implement the goals and objectives of the Pinelands Comprehensive
Management Plan.
