A. 
The Planning Board shall prepare and, after public hearings, adopt or amend a Master Plan or component parts thereof to guide the use of lands within the City of Port Republic in a manner which protects public health and safety and promotes the general welfare.
B. 
The Master Plan shall generally comprise a report or statement on land use and development and proposals, with maps, diagrams and texts, presenting, as appropriate, information on the history of the City of Port Republic; land uses existing and proposed, including an environmental analysis; housing; population; circulation and transportation; community facilities; land sensitivity; future land use; municipal facilities; recreational facilities; open space and a regional overview.
A. 
The governing body shall, at least every six years, provide for a general reexamination of the Master Plan and this chapter by the Planning Board, which shall prepare a report on the findings of such reexamination, a copy of which shall be sent to the County Planning Board and the Municipal Clerk of each adjoining municipality. The six-year period shall commence with the adoption or termination of the last general reexamination of such plan and regulations. The first such reexamination shall be completed within six years after February 1, 1979, or by February 1, 1985.
B. 
The general reexamination of the Master Plan and this chapter by the Planning Board shall state:
(1) 
The planning problems and objectives relating to land development of the City of Port Republic at the time of such adoption, last revision or reexamination.
(2) 
The extent to which such problems and objectives have been reduced or have increased subsequent to such date.
(3) 
The extent to which there have been significant changes in the assumptions, policies and objectives forming the basis for such plan or regulations as last reviewed, with particular regard to the density and distribution of population and land uses, housing conditions, circulation, conservation of natural resources and change in state, county and City policies and objectives.
(4) 
The specific changes recommended for such Master Plan or this chapter, if any, including underlying objectives, policies and standards, or whether a new Master Plan or a new Land Use Chapter should be prepared.
