The purpose of the "R-1" Zone is to encourage the establishment
and the preservation of residential neighborhoods characterized by
single-family buildings on large and medium-sized lots and to preserve
undeveloped land for similar types of residential development by permitting
a minimum of auxiliary non-residential uses.

A. Single-family dwellings excluding manufactured homes, as defined in Section
405.060 of this Chapter.
B. Essential
services and utilities intended to serve the principally permitted
uses.

A. Customary
uses are permitted, provided such uses are clearly incidental to the
principal use. Such accessory uses include, but are not limited to,
the following:
1. Private garages and parking areas complying with applicable regulations set forth in Sections
405.1490 et seq. of this Chapter.
3. Signs complying with applicable regulations set forth in Sections
405.1530 et seq. of this Chapter.
4. Home-based businesses which comply with Sections
405.1440 through
405.1480.

A. Uses
authorized upon issuance of a conditional use permit include, but
are not limited to, the following:
1. Churches, synagogues, temples, public and parochial schools and colleges,
public libraries, museums and art galleries.
2. Municipal, denominational and private cemeteries when occupying a
site of at least twenty (20) acres and when all buildings are at least
one hundred (100) feet from all property lines.
3. Public parks, golf courses, country clubs, tennis courts and similar
recreational uses (including restaurants, when such use is conducted
as an accessory use, is an integral part thereof and may be entered
from within the main building) and when all buildings are at least
one hundred (100) feet from any property line.
4. Medical and dental clinics.
5. Commercial activities limited to the sale of produce on farms and
to those "convenient" establishments (laundromat, etc.).
6. Private park and recreational areas of at least twenty-five (25)
acres including, but not limited to, picnic area and pavilion, softball
and baseball diamonds, swimming pools, boating and ice sport facilities,
amusement and other recreational sport activities.
7. Hospitals, sanitariums, clinics, nursing and rest homes.

A. Minimum Lot Area: 9,500 square feet.
B. Minimum Lot Frontage: 100 feet.
C. Maximum Lot Coverage, Including All Accessories: 50%.

1. Principal structure: 2½ stories or 35 feet.
2. Accessory structure: 17 feet.
F. Minimum Ground Floor Area For Principal Structure Per Unit.
1. 1 Bedroom: 950 square feet.
2. 2 Bedroom: 1,100 square feet.
3. 3 Bedroom: 1,250 square feet.
G. Maximum Area For Accessory Structures. Structures which
create an impervious surface are limited to a maximum of eight hundred
sixty-four (864) square feet on a lot of nine thousand five hundred
(9,500) square feet or nine percent (9%) of the actual total lot area,
whichever is less.
