The purpose of the "R-2" Zone is to encourage the establishment and preservation of medium density residential neighborhoods characterized by single- and two-family buildings for owner and/or rental occupancy. Non-residential service permitted in this zone will provide auxiliary service and/or will contribute to the stability and long-term value of the area for residential purposes.

A. 
All principally permitted uses as regulated in Article II, Division 1 "R-1" Light Density Residential District.
B. 
Single- and two-family dwelling groups containing not more than two (2) dwelling units in any one (1) building.
C. 
Zero (0) lot line structures designed as duplexes or two-family housing units.
D. 
Tiny houses and so-called "in-law houses" as defined and subject to the requirements set forth on Exhibit A attached hereto.[1]

A. 
Customary accessory uses are permitted, provided such uses are clearly incidental to the principal use. Such accessory uses include, but are not limited to, the following:
1. 
Private garages and parking areas complying with applicable regulations set forth in Sections 405.1490 et seq. of this Chapter.
2. 
Signs complying with applicable regulations set forth in Sections 405.1530 et seq. of this Chapter.
3. 
Home-based businesses which comply with Sections 405.1440 through 405.1480.

A. 
Uses authorized upon issuance of a conditional use permit include, but are not limited to, the following:
1. 
Churches, synagogues, temples, public and parochial schools, colleges, public libraries, museum and art galleries.
2. 
Private park and recreational area of at least twenty-five (25) acres in area including, but not limited to, picnic area and picnic pavilion, softball and baseball diamonds, swimming, boating and ice sport facilities, amusements and other outdoor recreational sport facilities.
