Intent. To permit residential opportunities at a density that promotes the water quality of the Tuckahoe River and restricts encroachment into wetlands and flood plains.
Regulations in District. The use, height and area regulations of this article IV and those regulations set forth elsewhere in this Ordinance where applicable to these sections and general regulations of Article XVI are the regulations in the RR Riverfront Residential District.

A building or land shall be used only for the following purposes:
1. 
Principal Uses and Building:
a) 
Single family detached dwellings.
b) 
Parks, playgrounds and other publicly operated recreational uses or structures subject to the following requirement:
(1) 
The exterior architectural design shall be in keeping with other structures in the neighborhood.
(2) 
Adequate on-site parking shall be provided.
c) 
Pubic utility substation, subject to the following requirements:
(1) 
The exterior architectural design shall be in keeping with other structures in the neighborhood.
(2) 
The facilities will be necessary to service the surrounding area.
(3) 
There shall be no external storage of materials and/or trucks and no repair facilities.
(4) 
An eight foot planted buffer will be provided on side and rear yards in accordance with the design standards article of this Ordinance. All plants not surviving one year after planting must be replaced.
d) 
Publicly operated recreational uses, and public utility substations shall be subject to Planning Board Review and approval.
e) 
Municipal Use.
2. 
Accessory Uses, Buildings and Structures. Accessory uses, buildings, and structures customarily incidental to the principal uses listed as permitted. Accessory structures shall not exceed four in number, nor more than two of which shall be accessory buildings. Accessory structures shall not exceed 2% of the total lot area. Accessory uses, buildings and structures shall be understood to include:
a) 
Private auto garage for the exclusive use of the building residents.
b) 
Private swimming pools intended for the use of building residents, provided:
(1) 
That the water edge of the pool shall be at required setback from all property lines.
(2) 
That adequate fencing in compliance with the uniform Construction Code N.J.A.C. 5:23 shall be installed.
c) 
Private utility sheds, greenhouses, bath houses and playhouses provided that they comply with all other sections of this article and ordinance.
d) 
Docks as accessory to residential use. No docks shall be rented commercially. No boats moored thereat shall be lived in.
e) 
Home occupations.
Lot Size: two acre minimum.
Lot Coverage: 15% maximum.
Lot Width and Frontage: one hundred fifty foot minimum measured at the building set back line.
Front Yard Setback: fifty foot minimum, principal and accessory structures. In the case of corner lots, all yards fronting on a street will be considered front yards.
Side Yard Setbacks: Not less than 35 feet in aggregate width and never less than 15 feet.
Rear Yard: The rear yard shall be that yard facing the Tuckahoe River and shall be a minimum of 35 feet in depth.
Height: Building, 35 feet maximum from finished grade.

Fences or walls shall be permitted provided:
a) 
That all perimeter fences or walls shall be placed within the property line. Chain link fencing shall not be allowed within that portion of the lot extending from the front property line of the front building line of the principal structure.
b) 
That no portion of any fence or wall shall be more than four feet in height above finished grade, except that privacy fences shall be allowed provided that they are limited to the rear and side yard and do not extend forward beyond the front line of the principal structure. Such fences shall not exceed six feet in height above the finished grade and shall be constructed of materials that are in architectural conformity with the principal building.
c) 
That no fences or wall shall be placed within 15 feet of a street corner.

1. 
Official highway route number signs, street name signs, official directional signs.
2. 
Signs advertising the sale or rental of premises provided:
a) 
That such signs shall not exceed six square feet.
b) 
That such signs shall be erected only on the premises to which they relate.
c) 
That signs bearing the words "sold or rented" shall be removed 30 days after being posted.
3. 
Signs for public utility substations shall be subject to individual Planning Board review and approval.
4. 
Signs advertising permitted home occupations having a maximum area of six square feet setback a minimum of five feet from the front property line. If illuminated, such lighting shall be shielded to prevent glare.
5. 
No flashing lighted signs shall be permitted.
