The development of land located in the HMU and HC districts is also subject to the Hamlet Design Guidelines of §
250-46 of this chapter.
The minimum width of any lot shall be measured along the front
setback line.
A maximum of two separate dwellings may be permitted on a single
lot if the lot area and setback requirements of this chapter are met
for each dwelling, including required lot width.
On a corner lot in any district where a front yard is required,
a front yard shall be provided on each street equal in depth to the
required front yard on each such street. One rear yard shall be provided
on each corner lot. The owner shall designate the rear yard on his
or her application.
When a vacant lot in an RR, R and AR District is situated between
two improved lots, each having a principal building within 25 feet
of the side lot line of the unimproved lot, the front yard of the
vacant lot shall have a depth equal to the average depth of the front
yards of the two adjoining improved lots.
A paved terrace or wooden deck shall not be considered as part
of a building in the determination of yard size, provided that such
terrace or deck is unroofed and without walls, parapets or other form
of enclosure exceeding six feet in height.
