As used in this Chapter, the following terms shall have the meanings indicated:
DWELLING, MULTIPLE
A building that contains more than two (2) living units.
DWELLING, TWO-FAMILY
A building that contains only two (2) living units.
DWELLING
A building used entirely for residential purposes and must have:
1. 
A roof pitch of no less than four (4) inches of vertical rise to each twelve (12) inches of horizontal run.
2. 
Roofing materials consisting of composition asphalt shingle, fiberglass shingle, wood shake, baked tile, crushed rock or twenty-six (26) gauge or better galvanized steel.
3. 
A roof overhand of not less than one (1) foot measured from the vertical side of the home. When attached carports, garages, porches, or similar structures are an integral part of the home, this overhang may be waived where the accessory structure is attached to the home.
4. 
Siding material consisting of wood or wood products, stucco, brick, horizontal lap steel or aluminum, horizontal lap vinyl or rock.
5. 
Proper guttering attached.
DWELLING, SINGLE-FAMILY
1. 
A building that contains only one (1) living unit. All single-family dwelling must have an exterior dimension, excluding garages, carports, and accessory buildings of not less than twenty-four (24) feet by forty (40) feet.
2. 
Single-family dwelling includes a manufactured or modular unit which, when placed on site, is:
a. 
Permanently installed on a properly engineered, enclosed foundation system in accordance with regulations approved by the Zoning Administrator. The Zoning Administrator may require a plan to be certified by a registered architect or engineer.
b. 
Installed in accordance with the manufacturer's instructions, with axles, running gear, lights, and towing apparatus removed.
c. 
In compliance with all other sections of the zoning ordinance.
MANUFACTURED HOME
A structure, transportable in one or more sections, which, in the traveling mode, is eight (8) body feet or more in width or forty (40) body feet or more in length, or, when erected on site, is three hundred twenty (320) or more square feet, and which is built on a permanent chassis and designed to be used as a dwelling with or without a permanent foundation when connected to the required utilities, and includes the plumbing, heating, air-conditioning, and electrical systems contained therein. The term includes any structure that meets all of the requirements of this definition except the size requirements and with respect to which the manufacturer voluntarily files a certification required by the United States Secretary of Housing and Urban Development and complies with the standards established under Title 42 of the United States Code.
MOBILE HOMES
A factory-built structure or structures which, in traveling mode, is eight (8) body feet or more in width or forty (40) body feet or more in length, or, when erected on site, contains three hundred twenty (320) or more square feet, equipped with the necessary service connections and made so as to be readily movable as a unit or units on its or their own running gear and designed to be used as a dwelling unit or units with or without a permanent foundation. The phrase "with or without permanent foundation" indicates that the support system is constructed with the intent that the mobile home placed thereon may be moved from time to time at the convenience of the owner.
MODULAR UNIT
A transportable building unit designed to be used by itself or to be incorporated with similar units at a point-of-use into a modular structure to be used for residential, commercial, educational or industrial purposes. This definition shall not apply to structures under six hundred fifty (650) square feet used temporarily and exclusively for construction site office purposes.

All manufactured homes must have an enclosed foundation constructed of concrete blocks, bricks, or other solid material approved by the Zoning Administrator,, and construction of same shall be completed no more than ninety (90) days after the date the manufactured home has been set.

Anyone guilty of not completing the construction of the foundation in the allotted time limit or found guilty of violating any other provisions of this Chapter shall be punished as set out in Section 100.220 of this Code.
