In R-3 Residential Districts, the following regulations shall apply.
A building may be erected, altered or used, any lot may be used or occupied for any of the following purposes and no other:
A. 
Any use permitted in R-2 Residential Districts.
B. 
Single-family semidetached dwelling; provided, that the dwelling with which it has a party wall in common is erected at the same time.
C. 
Single-family attached dwelling; provided, that such row dwellings shall be constructed in series of not more than eight dwelling units and that all units of the series shall be constructed at the same time.
D. 
The following uses when authorized as a special exception:
(1) 
Public, private or parochial school.
(2) 
Fire house or volunteer fire company.
(3) 
Telephone central office, utility line, electric substation, gas substation.
A. 
Lot area. Minimum lot areas shall be regulated by the following schedule:
(1) 
Single-family detached: 9,000 square feet.
(2) 
Single-family semidetached: 5,250 square feet.
(3) 
Single-family attached: 2,000 square feet.
B. 
Lot width. Each lot shall have a width at the building line of not less than 50 feet for a detached building, 30 feet for a semidetached building and 20 feet for an attached building.
C. 
Yards. Front, side and rear yards shall be provided on each lot as follows:
(1) 
Front yard. One yard not less than 20 feet measured from the ultimate right-of-way to the parallel building line.
(2) 
Side yards.
(a) 
In the case of a detached dwelling or other permitted uses there shall be two side yards, the aggregate of which shall not be less than 15 feet and neither side yard shall be less than six feet; except, in the case of a corner lot, the yard abutting a street shall be not less than 15 feet in width.
(b) 
In the case of semidetached dwellings there shall be one side yard, the width of which shall be not less than 10 feet.
(c) 
In the case of attached dwellings, each corner lot shall have one yard of not less than 10 feet in width.
(3) 
Rear yard. One yard, not less than 25 feet in depth.
D. 
No residential dwelling shall be less than 1,050 square feet in living area.
E. 
Accessory use on the same lot with and customarily incidental to any of the above permitted uses. The term "accessory use" shall not include a business, but shall include a garage or small storage unit.
F. 
Building area. Not more than 35% of the area of each lot may be occupied by buildings; except in the case of attached dwellings where the maximum shall be 35%.

The maximum height regulations will be the same as those found in R-2 Residential Districts for all permitted uses (§ 415-14). Height of uses accessory to dwellings shall be subject to § 415-114B.
Accessory buildings detached or connected to the main buildings may be built within the buildable area of the lot, provided all restrictions pertaining to front, side and rear yards are complied with.
