Pursuant to the authority contained in G.L. 1956, § 45-23-25 et seq., known as the Rhode Island Land Development and Subdivision Review Enabling Act of 1992, the planning board is hereby empowered and authorized to adopt, modify and amend regulations and rules governing subdivision of land and land development projects within the town, and to control subdivision of land and land development projects pursuant to those regulations and rules.[1]

The zoning board of review shall act as the board of appeal to hear appeals of decisions of the planning board, or of the administrative officer, on matters of review and approval of subdivisions and land development projects in the manner provided by the subdivision and land development regulations and rules to be adopted pursuant to this chapter.
