The purpose of the Business District is to designate an area for retail commercial activity to serve the needs of the residents of the Borough. Whenever possible, the property owners should locate retail and service businesses on the street level with offices, residential apartments, and other permitted uses on the upper levels of the building.
A. 
Permitted uses in the Business District are as follows:

Apartment dwellings above first floor.

Automobile and gasoline service station.
(6) 
Automotive maintenance.

Automotive sales.

Center-based day-care facility.

Permitted accessory uses in the Business District are those customary to and consistent with the permitted business uses, including parking areas, storage sheds, and solid waste containers.
A. 
Garage/yard sales subject to the following restrictions: Nonconforming single-family and two-family residential properties within the Business District shall comply with the garage/yard sale definition and limitations as a permitted accessory use. There are no limitations for the commercial properties in the Business District in connection with the retail sale of commercial goods.

The following special exceptions may be permitted by the Zoning Hearing Board, following review and comment by the Planning Commission, pursuant to standards and criteria as set forth in this chapter:
(1) 
Dwelling, multiple.
(2) 
Dwelling, single-family.
(3) 
Dwelling, two-family.
(4) 
Dwelling, modular home.
(5) 
Dwelling, double-wide trailer/home, permanent.
(6) 
Garage, private.
(7) 
No-impact home-based business.
(8) 
Townhouse.
(9) 
Double-wide trailer/permanent.
(10) 
Nonconforming single-family and two-family residential properties shall be allowed to use their property for special uses in the R-1 District and the R-2 Districts. The special use shall require approval by the Zoning Hearing Board.

The height of a principal building shall not exceed 80 feet.
Unless otherwise specified herein, lot area, lot width and impervious coverage requirements of the following dimensions shall be provided for each structure or use hereafter erected, established or altered for any use permitted within this district:
A. 
Business uses.
(1) 
Minimum lot area: 2,000 square feet.
(2) 
Minimum yard requirements.
(a) 
Front: none.
(b) 
Side: none.
(c) 
Rear: 20 feet where there is no access from an adjacent public right-of-way or private vehicular easement.
(3) 
Maximum building height: 35 feet.
(4) 
Maximum land coverage: 100%.
B. 
Apartment dwellings above the first floor.
(1) 
Access. Each dwelling unit shall have direct access through a fireproof stairway to the street level separate from the first-floor use. A second means of egress shall be provided for each dwelling unit for any new construction.
C. 
Single-family and two-family residential uses. The lot, area and bulk requirements for nonconforming single-family and two-family residential uses within the Business District shall comply with the same setbacks set forth in the schedule for the R-1 District for single-family homes and the R-2 District for two-family homes.

The following setback regulations apply to all uses permitted within this district unless otherwise specified herein:
A. 
Front: none.

Side: none.
C. 
Rear: 20 feet where there is no access from an adjacent public right-of-way or private vehicular easement.

Single-family and two-family residential uses. The setback regulations for nonconforming single-family and two-family residential uses within the Business District shall comply with the same setbacks set forth in the schedule for the R-1 District for single-family homes and the R-2 District for two-family homes.
