The “Leetsdale Borough Zoning Map” shall be kept on file and available for examination at the Municipal Building.

In order to carry out the intent of this chapter, the area of the Borough is divided into the following districts as shown by the district boundaries on the Zoning Map. The general land use classifications are:
R-1 Single-Family Residential
R-2 Single-Family Residential
R-3 Multiple-Family Residential
R-M Multiple-Family Residential and Neighborhood Commercial
R-SC Senior Citizen Multiple-Family Dwelling
C Commercial
I Industrial
S Special
District boundaries shown within the lines of roads, streams, property lines, and transportation rights-of-way shall be deemed to follow the center lines. The vacation of roads shall not affect the location of such district boundaries. When the Zoning Officer cannot definitely determine the location of a district boundary by such center-lines, by the scale or dimensions stated on the Zoning Map, or by the fact that it clearly coincides with a property line, he shall refuse action, and the Zoning Hearing Board, upon appeal, shall interpret the location of the district boundary with reference to the scale of the Zoning Map and the purposes set forth in all relevant provisions of this chapter.

The permitted uses and special exceptions for each district are shown on the following table. Uses given in the following categories shall be according to the common meaning of the term or according to definitions given in Article VII. In the event that an application is submitted for a use that is not listed in this section, the Zoning Officer shall be authorized to:
A. 
Determine the classification of the new or unlisted use type into an existing land use category that most closely fits the new or unlisted use based upon the definitions of this article and upon the similarity of the new/unlisted use with an existing, defined land use category; or
B. 
In the event that the Zoning Officer determines that the new or unlisted use type cannot be classified under this article, the use shall be treated as a special exception in the Industrial Zone and require review and approval by the Zoning Hearing Board in accordance with the special exception review procedures of § 300-32.

A. 
Lots which abut on more than one street shall provide 1/2 the required front yard setback on other than front streets.
B. 
All structures, except those in the R-SC District, whether attached to the principal structure or not, and whether open or enclosed, including porches, carports, balconies, or platforms above normal grade level, shall not project into any minimum front, side, or rear yard.
C. 
Any lot of record existing at the effective date of this chapter and then held in separate ownership different from the ownership of adjoining lots may be used for the erection of a structure conforming to the use regulations of the district in which it is located, even though its area and width are less than the minimum requirements of this chapter.
D. 
Nonresidential structures or uses shall not be located or conducted closer to any lot line of any other lot in any R District than the distance specified in the following schedule:

A. 
No structure shall exceed 45 feet in height above average ground level except in the R-SC District, unless approved by the Zoning Hearing Board. The Board may authorize a variance to the height regulations in any district if:
(1) 
All front, side and rear yard depths are increased one foot for each additional foot of height; or
B. 
The height regulations prescribed herein shall not apply to church spires, belfries, monuments, tanks, water and fire towers, stage towers or scenery lofts, cooling towers, ornamental towers, and spires, chimneys, silos, elevator bulkheads, smokestacks, conveyors and flagpoles, except where the height of such structures will constitute a hazard to safe landing and takeoff of aircraft at an established airport.

C. 
No structure in the R-SC District shall exceed 90 feet in height above average ground level, and no variance shall be required for approval of said height.
