A. Retail uses, including production of goods for retail sale on the
same lot.
F. Public schools of general or special instruction.
G. Funeral homes, but not crematoriums, mausoleums or cemeteries.
H. Contractors' and trade persons' offices and shops, but not trade
storage yards related thereto.
J. Any existing frame dwelling erected or enlarged prior to the effective
date of this chapter may be used for business office uses, professional
uses and personal service uses, provided that:
(1)
Such use shall be limited only to the basement, first and second
floor.
(2)
Such use shall comply with the off-street parking requirements
as prescribed by this chapter, for each use within the building.
(3)
Any permitted enlargement shall be of fireproof or non-fireproof
class construction.
(4)
Such building shall be structurally sound and the floor loadings
shall comply with the Building Code.
(5)
Any frame building in which a residential use and a business
office or professional use are being conducted may continue. If such
residential use ceases for a period of six months or more or is changed
to any other use for any period, it may not be restored within such
frame building.
K. Philanthropic and charitable associations.
L. Upon obtaining special use permit approval from the Board of Appeals:
(1)
Restaurants/taverns, except as defined under Article
II of this chapter.
(6)
Cabaret-type entertainment.
(7)
Health, tennis, swimming clubs.
(9)
Places of public assembly.
(12)
Motor vehicle dealerships with showroom, parking and storage
within an enclosed structure.
(13)
Philanthropic and charitable associations.
(14)
Residential accommodations for persons engaged in the activities
of places of worship and religious related uses.
(15)
Laboratory and research facilities.
(17)
Storage parking facility.
(20)
Educational uses, including private schools of religious, special
or general instruction.
M. Parks and parklands, municipal uses, police, fire and ambulance facilities,
public parking facilities and public recreational facilities.
N. Buildings, structures or uses accessory to permitted uses within
the district.
O. On the obtaining of a special permit from the Board of Appeals as provided in Article
XXV of this chapter, any use found by said Board to be similar in character to the foregoing uses.
