Buffer areas either landscaped or with fences
or walls shall be provided for the following uses:
A. All uses in zone districts other than R-A and R-B
which abut, are adjacent to or across from an R-A or R-B District
zone.
B. Public, semipublic and institutional uses in the R-A
and R-B District zones.
The following minimum buffer distances shall
be maintained and provided, in addition to any yard requirements:

Any required minimum landscaped buffer area, pursuant to §
206-55 above, may be reduced by the approving authority by up to 50% in depth, but maintaining a minimum buffer of at least 10 feet, if said buffer area incorporates a masonry wall or solid fence satisfying the following height requirements, as determined to be applicable by the approving authority:

A minimum width of 10 feet of buffer planting
shall be required along all side and rear lot lines on a lot occupied
by any public school, private school, convent, seminary, hospital,
sanatorium, nursing home, community center or clubhouse.
