Buildings may be erected, altered or used and
land may be used for any of the following purposes and no other:
A. Any use permitted in UR1 Urban Residential District
or UR2 Medium Residential District or UR3 Neighborhood Residential
District, provided that the lot measures at least 7,200 square feet.

B. Multiple-family dwelling.
C. Single-family, semidetached dwelling.
D. Two-family or three-family detached dwelling.
E. Two-family semidetached dwelling.
F. Townhouses, provided that there shall be a minimum
site area of 4,840 square feet per dwelling unit, and no lot can be
created with a lot area of less than 1,600 square feet.

There shall be a minimum lot area of 4,840 square
feet per unit; provided, however, that if a lot contains more than
one detached residential structure, no more than 12 units may be constructed
upon a site area of one acre. In addition, a minimum of 100 feet of
interior street frontage will be required for each detached residential
structure. The total building area shall not exceed 65% of the lot
area.

There shall be a front yard, the depth of which
shall be at least 25 feet from the property line, parking area or
interior roadway, and a minimum of 50 feet from any state or Town
maintained roadway.

There shall be a rear yard, the depth of which
shall be at least 25 feet, except that along state or Town maintained
roadways the rear yard setback shall be a minimum of 50 feet.

There shall be two side yards, one on each side
of a main building, neither of which shall be less than 20 feet wide,
except that along state or Town maintained roadways the side yard
setback shall be a minimum of 50 feet.
