A. 
Buildings may be erected, altered and used or land may be used for any of the following purposes and none other:
(1) 
Any use permitted in UR1 Urban Residential District, UR2 Medium Residential District, UR3 Neighborhood Residential District, UB2 Neighborhood Business District or UB3 Professional Business District, provided that the provisions of the districts are met, where applicable.

(2) 
Amusement places; including bowling alleys, dance halls, skating rinks, swimming pools, miniature golf, billiard or pool parlors, indoor model racing tracks and similar activities.
(3) 
Amusement places or theaters, except open-air drive-in theaters.
(4) 
Automobile parking lots and parking garages.
(5) 
Bakeries, provided that all products produced on the premises shall be sold at retail on the premises.
(6) 
Banks, drive-in or otherwise, so long as driveway space shall be provided off the street for all vehicles waiting for drive-in service.
(7) 
Barber shops or beauty parlors.
(8) 
Bicycle sale and repair shop.
(9) 
Burial vault preparation and storage warehouse.
(10) 
Catering, cafes or delicatessen service.
(11) 
Cleaning and dyeing of garments, hats and rugs.
(12) 
Clinics.
(13) 
Contractor's shop and storage warehouse.
(14) 
Dry-cleaning or pressing pickup stations or shops.
(15) 
Exterminating or pest control business, provided that all equipment and chemicals are properly stored inside a completely enclosed building.
(16) 
Flower shops and greenhouses incidental thereto.
(17) 
Frozen food lockers for individual or family use.
(18) 
Government or public buildings.
(19) 
Laundries, self-service or otherwise.
(20) 
Laundromats or self-service dry-cleaning establishments.
(21) 
Lawn mower, yard and garden equipment rental, sales and services.
(22) 
Modeling works, dining and cleaning works, plumbing and heating shop, painting shop, upholstering shop not including furniture manufacture, pensmithing shop, tire sales and service, including vulcanizing and recapping, but not manufacturing, appliance repairs and general service and repair establishment, similar in character to those listed otherwise in this article; provided that no outside storage of material is permitted, except as provided in this article.
(23) 
Office for general business or professional use.
(24) 
Printing, publishing, engraving, photographic processing or blueprinting establishments.
(25) 
Private club, lodge or meeting hall.
(26) 
Restaurants, drive-in or otherwise.
(27) 
Sale or storage, inside a completely enclosed building, of building materials, but not manufacture of building materials, nor steel fabricating or junk storage.
(28) 
Sale or storage of plumbing supplies.
(29) 
Shoe repair shops.
(30) 
Shops for the sale, service, storage or repair of home appliances, office machines, electrical appliances, television and radio equipment, electrical apparatus, medical, optical or drafting equipment, toys, games or mechanical instruments.
(31) 
Stores or shops for the conduct of retail business, including sale of accessories, antiques, apparel, appliances, beverages, but not including the sale of alcoholic beverages for consumption off the premises, books, carpets, drugs, fabrics, food, furniture, general merchandise, hardware, garden supplies, hobby supplies, jewelry, office supplies, paint, pharmaceutical products, sporting goods, stationery and similar stores and shops.

(32) 
Studios for artists, photographers, teachers, sculptors and musicians.
(33) 
Telephone station or booth, including drive-in or talk-from-car station.
(34) 
Undertaking business or establishment of funeral home.
(35) 
Video games, pinball machines or arcades.
(36) 
Wholesale establishments.
(37) 
Warehouses or storage facilities.

(38) 
A two-family dwelling.

(39) 
A multifamily dwelling, containing not more than three apartments, as a part of a building utilized for a nonresidential use permitted under this article.

The following accessory uses shall be permitted in a UB1 Urban Business District:
A. 
Any accessory use permitted in a UR1 Urban Residential District.
B. 
Any accessory use for the storage of office supplies or merchandise normally carried in stock in connection with a permitted office or business use.
In a UB1 Urban Business District, buildings to be used wholly for business purposes may occupy such lot area as is necessary, provided that the provisions of Article XX, off-street parking and loading requirements receive 100% compliance. On the lands where the boundary line dividing a business and a residential district is a rear or side property line, there shall be a side yard or rear yard, as the case may be, of at least 20 feet.
No building may be erected, altered or used and no lot or premises may be used for any trade, industry or business that is noxious or offensive by reason of odor, dust, smoke, gas, vibrations or noise.
