An ordinance regulating and restricting the
height, number of stories and size of buildings and other structures;
their construction, alteration, extension, repair, maintenance and
all facilities and services in or about such buildings and structures;
the percentage of lot area that may be occupied; the size of yards,
courts, and other open spaces; the establishment and maintenance of
building lines and setback requirements on public roads or highways;
the provision of parking facilities; the density of population and
the location and use of buildings, structures and land for trade,
industry, residence or other purposes creating districts and boundaries
thereof; defining certain terms used herein; and providing for the
administration, enforcement, and amendment of this ordinance in accordance
with provisions of the Pennsylvania Municipalities Planning Code.

This chapter shall be known and may be cited
as "The Borough of Morrisville Zoning Ordinance."
The purpose of this chapter is the promotion
of the public health, safety, morals, and the general welfare by:
A. Encouraging the most appropriate use of land.
B. Preventing the overcrowding of land.
C. Conserving the value of land and buildings.
D. Lessening congestion in the roads and streets.
E. Avoiding undue congestion of population.
F. Providing for adequate light and air.
G. Securing safety from fire, panic, flood damage, and
other dangers.
H. Facilitating the adequate provision of transportation,
water, sewerage, schools, parks, and other public facilities.
I. Giving reasonable consideration, among other things,
to the character of the district and its suitability for particular
uses.
J. Giving effect to the policies and proposals of the
Comprehensive Plan for Morrisville Borough of current adoption.
K. Preventing actions which would impair the value and
reasonable use of any other lot.
