The MSI Medical Service - Institutional District is designed to further the public health, safety and welfare by providing a centralized location for medical and institutional facilities to serve residents of the Township and the region. The district has been created to establish reasonable standards for community facilities and services.
A. 
Uses permitted by right:
(1) 
Hospital.
(2) 
Medical-related office or clinic.
(3) 
Pharmacy.
(4) 
Ambulance and emergency rescue services.
(5) 
Educational use.
(6) 
Religious use.
(7) 
Library.
(8) 
Health/Exercise/Racquet sports clubs.

(9) 
The following accessory uses when located on the same lot and customarily incidental to any of the foregoing permitted uses:
(a) 
Outpatient services or clinic.
(b) 
Restaurant.

Maintenance shop.
(d) 
Laundry facility.
(e) 
Residences for staff members.
(10) 
Single-family dwelling.
(11) 
Forestry, except that timber harvesting shall be subject to the provisions of § 200-100B(2).

B. 
Uses permitted by special exception, when authorized by the Zoning Hearing Board:

Heliport, provided it is accessory to a permitted use, and that its use is intended solely for emergency services and not for general transportation.

The following area and bulk regulations shall apply to all uses within the MSI District:
A. 
Minimum lot area: 1.0 acre.

Minimum lot width:
(1) 
Building line: 150 feet.
(2) 
Street line: 100 feet.
C. 
Minimum side yard (each):
(1) 
Abutting MSI lot: 20 feet.
(2) 
Abutting the district boundary: 40 feet.

Minimum front yard: 50 feet.
E. 
Minimum rear yard: 40 feet.
F. 
Maximum building coverage: 30%.
