The City of Cohoes is hereby divided into the following types
of districts, which shall be differentiated according to use and area,
and hereafter used and developed for the purposes designated:

The above districts shall be located, bounded and described
as shown on the Zoning District Map of the City of Cohoes, which has
been designated the Official Zoning District Map of the City, now
on file with the City Clerk and, together with the boundaries and
the designations therein, is made part of this chapter.
Where uncertainty exists with respect to the boundaries of any
of the aforesaid districts as shown on the Zoning District Map, the
following rules shall apply:
A. Distances shown on the Zoning District Map are perpendicular or radial
distances from street lines measured back to the zone boundary line,
which lines in all cases, where distances are given, are parallel
to the street line.
B. Where district boundaries are indicated as approximately following
the center lines of streets or highways, street lines or highway right-of-way
lines, such center lines, street lines or highway right-of-way lines
shall be construed to be such boundaries.
C. Where district boundaries are so indicated that they approximately
follow the lot line, such lot lines shall be construed to be said
boundaries.
D. Where district boundaries are so indicated that they are approximately
parallel to the center lines or street lines of streets or the center
lines or right-of-way lines of highways, such district boundaries
shall be construed as being parallel thereto and at such dimension
as shall be determined by the use of the scale shown on said Zoning
District Map.
E. Where the boundary of a district follows a railroad line or is parallel
thereto, such boundary shall be deemed to be located, or shall be
measured from a point, midway between the main tracks of said railroad
line.
F. Where the boundary of a district follows a stream, lake or other
body of water, said boundary line shall be deemed to be at the limit
of the jurisdiction of the City of Cohoes unless otherwise designated.
If no distance is given, the dimension shall be determined by the
use of the scale shown on said Zoning District Map.
G. If an uncertainty still exists as to a boundary line following review
of the above items, then the Zoning Board of Appeals shall determine
such boundary location.
