For the purposes of this chapter, the Borough
of Allendale is hereby divided into 21 zone districts as follows:

A. The Zoning Map entitled "Zoning Map, Borough of Allendale, Bergen
County, New Jersey," prepared by Borough Engineer, John J. Yakimik,
P.E., dated May, 2014, is hereby adopted and declared to be a part
of this chapter. Said Zoning Map is hereby revised and amended by the creation
of the D-1 and D-2 Zoning Districts set forth herein.

B. Except where referenced on said revised Zoning Map
to a street line or other designated line by dimensions shown on said
map or referenced by lot and block, the district boundary lines follow
lot lines or the center lines of streets or alleys as they are shown
on said map at the time of adoption of this section; provided, however,
that where a district line does not coincide with such lot lines or
such street center lines or where it is not designated by dimensions,
it shall be deemed to be 150 feet back from the nearest parallel street
right-of-way.
Where a district boundary line as established
in this section or as shown on the Zoning Map divides a lot which
was in single ownership and on record at the time of enactment of
the aforesaid ordinance, the use authorized thereon and the other
district requirements applying to the least restricted portion of
such lot under this chapter shall be considered as extending to the
entire lot, provided that the more restricted portion of such lot
is entirely within 25 feet of said dividing district boundary line.
The use so extended shall be deemed to be conforming.
