The purpose of this district is to provide appropriate locations
on arterial or collector streets to accommodate uses that serve the
shopping and service needs of the surrounding community and that depend
on larger sites and/or vehicular traffic to attract customers.
In the C-2 Community Commercial District, only the following
uses are authorized:

In the C-2 Community Commercial District, all uses shall be subject to the following regulations, except as they may be modified by the express standards and criteria for the specific uses by special exception contained in Article
XIII.
A. Minimum lot area: 10,000 square feet. [Note: Nonconforming lots of record may be developed without a variance. (See §

B. Minimum lot width: 60 feet. [Note: Nonconforming lots of record may be developed without a variance. (See §
220-94B.)]
C. Maximum lot coverage: 75%.
D. Minimum front yard: 20 feet.
E. Minimum rear yard:
(1) All principal and accessory structures:
(a)
Adjoining any R District: a distance equal to the height of
the building.
(b)
Adjoining all other districts: 10 feet.
F. Minimum side yard:
(1) All principal and accessory structures:
(a)
Adjoining any R District: a distance equal to the height of
the building.
(b)
Adjoining all other districts: 10 feet.
G. Maximum dwelling unit density: 24 units per acre.
H. Minimum distance between building (where two or more buildings are
on the same lot): 20 feet.

J. Permitted projections into required yards: See §

K. Maximum height:
(1) Principal structures: three stories, but no more than 45 feet.
(2) Accessory structures: one story, but no more than 20 feet.
