A. 
This chapter is made in accordance with the Myersville Comprehensive Plan and is designed for the following purposes:
(1) 
To control congestion in the streets.
(2) 
To secure the public safety.
(3) 
To promote health and the general welfare.
(4) 
To provide adequate light and air.
(5) 
To promote the conservation of natural resources.
(6) 
To prevent environmental pollution.
(7) 
To avoid undue concentration of population.
(8) 
To facilitate the adequate provision of transportation, water, sewerage, schools, recreation, parks and other public requirements.
B. 
Such regulations are made with reasonable consideration, among other things, to the character of the district and its suitability for particular uses, and with a view to conserving the value of buildings and encouraging the orderly development and the most appropriate use of land throughout the Town of Myersville.
This chapter shall apply to all incorporated territory of the Town of Myersville.
Whenever the regulations of this chapter require a greater width or size of yards, courts, or other open spaces, or require a greater percentage of lots to be left unoccupied or impose other higher standards than are required in any other statute or local ordinance or regulations, the provisions of these regulations shall govern. Whenever the provisions of any other statute or local ordinance or regulation require a greater width or size of yards, courts, or other open spaces, or require a lower height of building or a lesser number of stories, or require a greater percentage of lots to be left unoccupied, or impose other higher standards than are required by this chapter, the provisions of such statute or local ordinance or regulation shall govern.
