Every commercial, industrial and institutional building, structure or part thereof with more than 2,000 square feet of gross building area shall provide and permanently maintain adequate space for standing, loading and unloading services in order to avoid undue interference with the public use of streets or off-street parking areas. The standards governing off-street loading and unloading regulations in the Town/Village shall be as follows:
A. 
An off-street loading and unloading area shall be defined as a space not less than 12 feet in width, 35 feet in length and, if covered, not less than 14 feet in height.
B. 
One additional truck space with these dimensions shall be provided for every additional 10,000 square feet or fraction thereof of gross floor area in the building.
C. 
In the case of a funeral home, loading spaces may be reduced to 10 feet by 25 feet and a vertical clearance of eight feet.
D. 
Off-street loading facilities for separate uses may be provided jointly if the total number of spaces so provided is not less than the sum of requirements calculated for each use separately.
E. 
Access to a truck standing, loading and unloading space shall be provided directly from a public street or right-of-way which will not interfere with public convenience and which will permit orderly and safe movement of truck vehicles.
F. 
Loading space as required under this section shall be provided in addition to off-street parking space and shall not be considered as supplying off-street parking space.
G. 
Off-street loading and unloading areas shall be marked and adequately surfaced and drained, all subject to the approval of the Town/Village Engineer.
H. 
When a loading or unloading area adjoins a residential district or use, a planted buffer strip at least 10 feet in depth shall be provided between the loading area and the adjoining property. Such buffer strip shall include a fence or evergreen hedge not less than six feet in height. All plantings and buffer screens shall be maintained in good condition.
I. 
Any lighting used to illuminate any off-street loading areas shall be in accordance with the site plan approved by the Zoning Board of Appeals. The point of illumination shall be shielded so as to minimize glare.
