This zone is designed for that class of light industrial use which has a moderate impact on the environment and surrounding neighboring uses and the following uses are permitted in accordance with the requirements hereinafter set forth:
A. 
Retail stores providing there is no fabrication, manufacturing, converting, altering, finishing or assembly.
B. 
Offices and office record storage.
C. 
Scientific or research laboratories, including pilot plants in connection therewith.
D. 
Storage buildings and warehouses and lumber and building material yards.
E. 
Printing, publishing, lithographing, binding and kindred arts.
F. 
Cinema, radio and television production.
The following uses are also permitted:
A. 
The manufacture, compounding, assembly or treatment of articles of merchandise from the following previously prepared materials: bones, cellophane, canvas, cork, cloth, rope, cord, twine, plastics, natural and synthetic rubber, feathers, felt, fiber, fur, glass, hair, horn, leather, paper, plastic, metals, precious or semiprecious stones, shells, tobacco, textile wood and yarns.
B. 
The manufacture, compounding, processing, packaging or treatment of such products as candy, drugs, pharmaceuticals and food products.
C. 
The manufacture of ceramic products, using only previously pulverized clay.
D. 
Manufacture of musical instruments, toys, novelties and metal stampings.
E. 
Manufacture and assembly of electrical or electronic devices, home commercial and industrial appliances and instruments, including the manufacture of assembly parts or assemblies.
F. 
Public utility uses.
G. 
Signs as permitted by Article XXIV.
Accessory uses shall be as follows:
A. 
Garages for storage of vehicles used in the conduct of the principal use.
B. 
Gate houses and guard houses necessary for security and traffic control.
The following requirements shall be met in the limited industrial zone:
A. 
Minimum lot area. There shall be a minimum lot area of at least 80,000 square feet.
B. 
Minimum lot width. There shall be a minimum lot width of 200 feet at the street line.
C. 
Minimum lot depth. There shall be a minimum lot depth of 200 feet.
D. 
Front yard. There shall be a front yard setback of not less than 50 feet.
E. 
Side yards. There shall be two side yards, totaling 60 feet, provided that no side yard is less than 20 feet, unless the side yard adjoins a residential zone, in which case the side yard shall be 25 feet.
F. 
Rear yard. There shall be a rear yard of not less than 50 feet.
G. 
Height. The height of the principal structure shall not exceed 35 feet in height.
H. 
Land coverage. Building coverage shall not exceed 20%. The total impervious cover of any site shall not exceed 40% of the total site area unless adequate subsurface recharge is provided.
I. 
Parking as required by Article XXIII.
J. 
Buffers. In side and rear yard areas, adjoining residential zones, buffering shall be required pursuant to Chapter 171, Site Plan Review.
