A. 
This zone district is designed to provide a location for business offices, professional offices, general nonretail business, research and light industrial uses. The intensity of uses shall be governed by the standards outlined in this article and those imposed by the performance standards set forth in Article XXV, I Limited Industrial District, below.
B. 
In addition to the primary uses enumerated above, retail uses, including restaurants, are permitted as conditional uses subject to a determination by the Planning Board that these uses, their location and development are accessory to the primary intended uses and are not developed as separate entities. No more than 10% of the gross floor area in the OLI Zone shall be devoted to these conditional accessory retail uses.
The following uses are prohibited in the OLI Office and Light Industrial District: all those uses and activities which are prohibited in Article XXV, I Limited Industrial District, below.
A. 
Area. The minimum lot area shall be three acres for lots fronting on the Mount Holly Bypass and High Street. All other lots shall be a minimum of one acre in size.
B. 
Height. No building shall exceed 75 feet in height.
C. 
Front yard. There shall be a minimum front yard of 75 feet from the Mount Holly Bypass and High Street. All other front yards shall be a minimum of 40 feet. In addition to these requirements, no front yard shall be less than 1.5 times the building height.
D. 
Side yards. There shall be two side yards and each side yard shall be at least 25 feet or the height of the building, whichever is greater.
E. 
Rear yard. There shall be a rear yard of at least 1/4 of the lot depth.
F. 
Frontage. The minimum street frontage shall be 250 feet on Mount Holly Bypass and High Street. On other streets, the minimum street frontage shall be 150 feet.
In addition to the other regulations of the district, each use shall comply with the following:
A. 
No parking, loading or unloading shall be located in the required front yard.
B. 
Any parking or loading areas visible from the Mount Holly Bypass, High Street or Levis Drive shall be screened from view with appropriate landscaping techniques as shall be approved by the Planning Board or Zoning Board, as the case may be.
C. 
No outdoor storage of goods shall be permitted, unless screened from view from public streets.
D. 
All front yard areas shall be landscaped, and every effort shall be made by the developer to design the buildings visible from the Mount Holly Bypass and High Street so that they provide an attractive entrance to Mount Holly.
