As used in this chapter, the following terms shall have
the meanings indicated:
COMMON OPEN SPACE
A parcel or parcels of land or an area of water or a combination
of land and water within a mobile home park site designed and intended for
the use or enjoyment of residents of the mobile home park, not including streets,
off-street parking areas, areas set aside for public facilities, and required
setbacks and buffers.
CUL-DE-SAC
A paved circular turnaround area situated at the dead end of a cul-de-sac
street.
DENSITY
The number of mobile home lots per gross acre.
DRIVEWAY
A minor private way used by vehicles and pedestrians on a mobile
home lot or for common access to a small group of lots or common facilities.
FUEL
Any natural gas, liquefied petroleum gas (LPG) or other flammable
liquids or gasses used for heating and/or cooking functions in a mobile home
park.
FUEL SERVICE PIPE
All pipes, fittings, valves and appurtenances from the fuel main
of the park distribution system to the fuel outlet of the distribution system
within the mobile home.
FUEL RISER PIPE
That portion of the fuel service pipe which extends vertically to
the ground elevation and terminates at each mobile home pad.
LANDOWNER
The legal or beneficial owner or owners of land, including, for purposes
of this chapter, the holder of an option or contract to purchase (whether
or not such option or contract is subject to any condition), a lessee if s/he
is authorized under the lease to exercise the rights of the landowner, or
other person having a proprietary interest in land.
LICENSE
Written approval issued by the Township authorizing a person to operate
and maintain a mobile home park.
MOBILE HOME
A transportable, single-family dwelling intended for permanent occupancy
contained in one unit, or in two units designed to be joined into one integral
unit capable of again being separated for repeated towing, which arrives at
a site complete and ready for occupancy except for minor and incidental unpacking
and assembly operations, and constructed so that it may be used without a
permanent foundation, including any addition or accessory structure, such
as porches, sheds, decks or additional rooms.
MOBILE HOME LOT OR SITE
A parcel of land in a mobile home park, improved with the necessary
utility connections and other appurtenances necessary for the erection thereon
of a single mobile home, which is leased by the park owner to the owner or
occupants of the mobile home erected on the lot.
MOBILE HOME PAD
A concrete pad at least six inches in thickness, with an integral
concrete footer, and with at least six tie-down rings to which the mobile
home shall be secured, and equal in length and width to the dimensions of
the mobile home to be placed thereon.
MOBILE HOME PARK
A parcel of land under single ownership which has been planned and
improved for the placement of mobile homes for nontransient use, consisting
of two or more mobile home lots.
PARKING SPACE
A reasonably level, paved space available for the parking of one
motor vehicle, not less than 10 feet wide and having an area of not less than
200 square feet exclusive of passageways, driveways, or other means of circulation
or access.
PATIO
A surfaced outdoor living space designed to supplement the mobile
home living area.
PERSON
Any individual, firm, trust, partnership, public or private association
or corporation, or other entity.
PRIVATE STREET
A private way which affords principal means of access to abutting
individual mobile home stands and auxiliary buildings.
PUBLIC STREET
A public way which affords principal means of access to abutting
properties.
SERVICE OR RECREATIONAL BUILDING
A structure housing operational office, recreational, park maintenance
and other facilities built to conform to required local standards.
TENANT STORAGE
An enclosed space designed to provide auxiliary general storage space
for an individual mobile home.
