The limitations affecting the height of structures shall not apply to the appurtenant appendages and structures, such as parapet walls, not exceeding three feet in height, chimneys, smokestacks, church spires, flagpoles, television antennas and penthouses for mechanical equipment, or to barns, pole barns, silos and other common farm-related structures, and water tanks; provided, however, that such appendages and structures shall comply with all other provisions of this or any other applicable ordinance. If the provisions or requirements of the Airport Overlay District apply, the exceptions granted in this section no longer apply.
All front, side and rear yards shall be the minimum perpendicular distance measured from the principal structure, excluding all projections not exceeding three feet in length or width from the structure wall, to the closest point of the front, side and rear lot lines.
A. 
In the case of corner lots, a front yard of the required depth shall be provided along each road frontage; however, if there are dwellings on both abutting lots with front yards of less than that required, the front yard for the lot need not exceed the average front yard of the abutting dwellings. If there is a dwelling on one abutting lot with a front yard of less than the required depth for the district, the front yard need not exceed a depth halfway between the depth of the abutting lot and the required front yard depth.
B. 
Depth of required front yards shall be the distance between the front lot line or, alternatively, the future right-of-way line, if determined, and the closest point of the front of the proposed principal structure.
C. 
In the case of through lots, side yards shall extend from the rear lines of front yards required. In the case of corner lots, yards remaining after front yards have been established shall be considered side yards for dimensional purposes.
All structures shall be constructed or located with a ground elevation so as to provide a sloping grade to cause the surface drainage to flow away from the walls of such structures and any adjacent structures on adjacent properties. The ground grade of any lot upon which new construction or earth movement is to be conducted shall be related to existing grades and drainage system so as to provide adequate drainage and not jeopardize such existing drainage systems, and shall be approved by the Code Enforcement Officer or such other authorities having jurisdiction over such system.
