The purpose of the residential districts is
to maintain and promote suitable living environments and to protect
and stabilize the residential character of the district. The districts
are to provide for single-family homes at urban standards.
The following uses and their accessory uses
are permitted in the R-1-15, R-1-11 and R-1-8 Districts:
B. Customary home occupation, including dog breeding as permitted pursuant to §
62-6B.

C. The occasional sale of personal property, commonly known
as "garage sales," "lawn sales" or other similar designation, subject
to the following conditions and limitations:

(1) Not more than three sales shall be conducted from
any residential dwelling unit during any one calendar year.
(2) No sale shall be for a period of more than three consecutive
days and shall be conducted between the hours of 10:00 a.m. and 9:00
p.m.
(3) The term "residential dwelling unit" shall include
a multiple dwelling unit.
D. Public recreation and parks owned and maintained by
the Town of Gates.
E. Public buildings and grounds, excluding maintenance,
storage or repair facilities.
F. Farming, excluding animal husbandry and breeding and
the storage of manure.
The following uses and their customary accessory uses are permitted upon issuance of a conditional use permit pursuant to Article
XXXII:
A. Churches and similar institutions.
B. Nursing care homes approved by the Genesee Region
Health Planning Council and the New York State Health Department.
C. Golf courses, excluding driving ranges, miniature
golf facilities, amusement parks, racetracks or other similar uses.
D. Public utilities substations and uses, excluding power
plants or repair yards, and warehouses or uses of a similar nature.
E. Sale of agriculture products, limited to those products
grown on the site in question and only during the local harvest season.
F. Public, parochial or private schools accredited by
the New York State Department of Education.

Off-street parking and loading areas shall be provided as listed in Article
IV.
Signs are permitted as listed in Article
V.
Fences, hedges, berms and screen plantings are permitted or, alternatively, shall be required as listed in Article
VI.
Site plan approval shall be secured as required in Article
XXXIII.
