The Planning Board of the Village of Shortsville, New York, has the power and authority to approve plans for the subdivision of land within its limits by virtue of a resolution adopted by the Board of Trustees on the 18th day of December 1963,[1] pursuant to the provisions of § 7-728 of the Village Law, as amended.

A. 
No subdivision of any lot, tract or parcel of land shall be effected and no street, sanitary sewer, storm sewer, water main or other facilities in connection therewith shall be laid out, constructed, opened or dedicated for public use and travel or for the common use of occupants of buildings abutting thereon, except in strict accordance with the provisions of this chapter.
B. 
All plans for subdivisions shall be submitted to the Planning Board and approved by it before they shall be recorded.
C. 
The provisions contained herein shall apply to all land within the incorporated area of the Village.
This chapter has been adopted for the purpose of providing for the future growth and development of the Village and for the purpose of affording adequate facilities for the housing, transportation, distribution, comfort, convenience, safety, health and welfare of the population of the Village.
This chapter shall be known and may be cited as the "Village of Shortsville Subdivision Regulations."
