The purpose of this district is to conserve open space, natural resources and protect steep slopes; to minimize the impacts of development on the environment; and to authorize appropriate low-density uses as permitted uses by right and uses by special exception.
In the C-D Conservation District, only the following uses are authorized:

Communications antenna mounted on an approved communications tower.
(e)

Forestry, subject to § 220-101.
(h) 
Nature center.
(i) 
Nature preserve.
(j) 
Oil, gas or water intake well, subject to § 220-104.
(k) 
Private recreation.
(l) 
Public recreation.
(m) 
Single-family dwellings.
(2) 
Accessory uses.
(a) 
Domiciliary care.
(b) 
Fences, subject to § 220-94.
(c) 
Home gardening.
(d) 
Keeping of domestic pets.

No-impact home-based business, subject to § 220-102.

B. 
Uses by special exception.

Public utility buildings or structures, subject to § 220-90Z.

Temporary use or structure other than a temporary construction trailer, model home or sales office, subject to § 220-90BB.
(2) 
Accessory uses.

Bed-and-breakfast, subject to § 220-90D.
(b) 
Family day-care home, subject to § 220-90L.
(c) 
Home occupation, subject to § 220-90P.
(d) 
Wind energy system, personal, subject to § 220-90DD.
In the C-D Conservation District, all uses shall be subject to the following regulations, except as they may be modified by the express standards and criteria for the specific uses by special exception contained in Article XIII.
A. 
Minimum lot area:
(1) 
Agriculture: five acres.
(2) 
All other uses: one acre.
B. 
Minimum lot width: 100 feet.
C. 
Maximum lot coverage: 10%.
D. 
Minimum front yard: 50 feet.
E. 
Minimum rear yard:
(1) 
Principal structures: 50 feet.
(2) 
Accessory structures: 25 feet.
F. 
Minimum side yard:
(1) 
Single-family dwellings: 25 feet.
(2) 
All other principal structures: 40 feet.
