For the purposes of this Chapter, the following terms shall
have the meaning provided:
COUNCIL
The chief legislative body of the municipality.
SUBDIVISION
The division of a parcel of land into two or more lots, or
other divisions of land; it includes resubdivision and, when appropriate
to the context, relates to the process of subdividing or to the land
or territory subdivided.

Any sale or contract of sale or agreement to purchase any lot
or division of land either by lot description or by metes and bounds
shall constitute a subdivision of land and require, prior to any sale
or contract of sale or agreements to purchase, and before delivery
of a deed, the submission of a plat to the Planning and Zoning Commission
for approval; provided, however, that this shall not apply to land
in subdivisions previously recorded, or the sale or exchange of small
parcels of land to or between adjoining property owners, where such
sale or exchange does not create additional lots, upon certification
which must be granted by the Planning and Zoning Commission.

Whenever the words "Planning and Zoning Commission" are used in this Chapter, they shall be deemed to refer to Planning and Zoning Commission as created by Section
135.010 of this Code.

Whenever any subdivision is presented for approval as provided for above, the owner or developer of such subdivision shall provide for the installation of concrete sidewalks on both sides of all streets in the subdivision; and such sidewalks shall meet the requirements of Section
525.140(F).

There shall be a fee of three hundred fifty dollars ($350.00)
for a subdivision application.
