The purpose of the C District is to encourage woodland, agricultural and general open space conservation by preserving natural features and environmentally sensitive lands such as forests, watersheds, and watercourses while perpetuating the rural atmosphere, open space and scenic landscape of the Township. A significant portion of the C District is classified as having limitations for on-lot sewage disposal due to flooding, a high watertable and/or steep slopes. Residential and conservation uses are encouraged, provided that sufficient space is available for on-lot sewage disposal which will not create any menace to public health, and natural features are not unduly disturbed.
The purpose of the C District is also to encourage moderate residential development in suitable locations, to retain the rural characteristics of the Township, and to serve as a transition between areas of variable densities.
The following, as a principal use, their accessory uses and no other, are permitted in the C District, provided that the use, type, dimensional, and all other applicable requirements of this chapter are satisfied:
A. 
General agricultural uses, subject to § 200-92A of this chapter.
B. 
Municipal use.
C. 
Single-family detached dwelling.
D. 
Game preserve, wildlife sanctuary or similar conservation use.
E. 
Low intensity outdoor recreation uses, and Medium intensity outdoor recreation uses, subject to § 200-93 of this chapter.
F. 
Forestry activities.
G. 
Beekeeping involving 10 or less hives.
H. 
Tree nursery.
I. 
In-law quarters as accessory use subject to the supplementary regulations subject to §§ 200-121.1 and 200-121.2 of this chapter.
J. 
Accessory uses, including but not limited to no-impact home-based businesses as defined in § 200-10 of this chapter, and accessory structures to the above permitted uses when on the same lot as the permitted use.
K. 
Certain wireless communication facilities (WCFs), subject to § 200-133B(1).

The following, as a principal use, their accessory uses and no other, are permitted in the C District when a conditional use is granted by the Board of Supervisors subject to and in accordance with Article XVIII of this chapter:
A. 
Church or similar place of worship.
B. 
Home occupation, subject to § 200-90 of this chapter.
C. 
Cultivation greenhouse.
D. 
Fire station.
E. 
Bed-and-breakfast, subject to § 200-121.1 of this chapter.
F. 
Intensive agricultural uses, subject to § 200-92B of this chapter.
G. 
Accessory uses and structures to the above permitted uses when on the same lot as the permitted use.
H. 
Certain wireless communication facilities (WCFs), subject to § 200-133B(2).

I. 
Group homes, subject to § 200-121.5.

The following, as a principal use, their accessory uses and no other, are permitted in the C District when a special exception is granted by the Zoning Hearing Board subject to and in accordance with Article XVIII of this chapter:
A. 
Public cemetery, provided that no mausoleum, mortuary or crematorium shall be located closer than 200 feet from any existing residence.
B. 
Club or lodge for fraternal or social purposes, provided that the primary activity of such use is not operated for business, and provided that the building and services shall be primarily for use of members and their guests.
C. 
State-licensed nursery school, elementary school, middle school, junior high school, or senior high school.
D. 
Day-care center.
E. 
Public utilities uses, subject to § 200-116 of this chapter.
F. 
Accessory uses and structures to the above permitted uses when on the same lot as the permitted use.
