The purpose of the SR District is to maintain and promote residential
growth in areas of the Township which have the potential for being
serviced by public sewage and/or water facilities. The SR District
contains the least amount of physical limitations for development
within the Township and is most suitable to accommodate highest permissible
residential densities.
The following, as a principal use, their accessory uses and
no other, are permitted in the SR District, provided that the use,
type, dimensional, and all other applicable requirements of this chapter
are satisfied:
B. Public utilities, subject to §
200-116 of this chapter.
C. Single-family detached dwelling.
D. Cluster development containing single-family detached dwelling units, subject to Article
XIII of this chapter.
E. Semidetached dwelling units, subject to §
200-119 of this chapter.
F. Two-family dwelling units, subject to §
200-120 of this chapter.
G. Game preserve, wildlife sanctuary or similar conservation use.
H. Medium intensity outdoor recreation use, and low intensity outdoor recreation use, subject to §
200-93 of this chapter.
K. General agricultural uses, subject to §
200-92A of this chapter.
L. Accessory uses including, but not limited to, no-impact home-based businesses as defined in §
200-10 of this chapter, and accessory structures to the above permitted uses when on the same lot as the permitted use.
M. Certain wireless communication facilities (WCFs), subject to §
200-133B(1).

The following, as a principal use, their accessory uses and no other, are permitted in the SR District when a conditional use is granted by the Board of Supervisors subject to and in accordance with Article
XVIII of this chapter:
A. Church or similar place of worship.
C. Home occupation, subject to §
200-90 of this chapter.
E. Planned residential development (PRD), subject to Article
XIV of this chapter.
F. Traditional neighborhood development (TND), subject to Article XIV-A
of this chapter.
G. Multifamily dwelling units, subject to §
200-118 of this chapter.
H. Age qualified residential communities, subject to Article
XIIIA of this chapter.
I. Assisted living facility; personal care facility; continuing care retirement community subject to §
200-115 of this chapter.
J. Bed-and-breakfast, subject to §
200-121.1 of this chapter.
K. Accessory uses and structures to the above permitted uses when on
the same lot as the permitted use.
L. Certain wireless communication facilities (WCFs), subject to §
200-133B(2).

The following, as a principal use, their accessory uses and no other, are permitted in the SR District when a special exception is granted by the Zoning Hearing Board to and in accordance with Article
XVIII of this chapter:
A. Club or lodge for fraternal or social purposes, provided that the
primary activity of such use is not operated for business, and provided
that the building and services shall be primarily for use of members
and their guests.
B. State-licensed nursery school, elementary school, middle school,
junior high school, senior high school.
D. Residential conversions in accordance with §
200-91.
E. Accessory uses and structures to the above permitted uses when on
the same lot as the permitted use.
