In the R-1 District, no building or land shall be used, and no building shall be hereafter erected or structurally altered, unless otherwise provided in this chapter, except for the following uses:
A. 
One-family dwellings.
B. 
Accessory buildings shall not exceed 18 feet in height or one story. They shall have a side yard of not less than two feet. Accessory buildings shall be located not less than 60 feet from the front lot line and not less than 10 feet behind the principal building. There shall be a rear yard of minimum depth of two feet for the accessory building. Any accessory building on a corner lot is required to remain behind the front yard line applying to the adjoining lot. Where a block has corner lots back to back with front yards on parallel streets, then the setback for the accessory building shall be in line with the building lines of the principal building; providing, however, that an accessory garage building may be built in any area of a lot if it is placed in such a manner as to comply with the minimum side yard, rear yard and front yard requirements governing the construction of the principal building located on said lot and further shall not exceed 15 feet in height.
In the R-1 District, no building shall be hereafter erected or structurally altered to exceed 30 feet or two stories in height.
A. 
Front yards. On every lot in the R-1 District, there shall be a front yard having a depth of not less than 25 feet; provided, however, as follows:
(1) 
Where lots comprising 40% or more of the frontage on one side of a block are developed with buildings having an average front yard depth with a variation of not more than six feet from such average, no building hereafter erected or structurally altered shall project beyond the average front yard line so established; provided, further, that this regulation shall not be so interpreted as to require a front yard depth of more than 40 feet in any case.
(2) 
No front yard depth need exceed the greater provided for the two adjoining buildings, one on either side thereof, if such two adjoining buildings are less than 100 feet apart.
B. 
Side yards:
(1) 
On every lot in the R-1 District, there shall be two side yards, one on each side of the building. Neither of such side yards shall be less than six feet in width and the total of two such side yards shall be not less than 14 feet, provided that there shall also be a space of not less than 14 feet between buildings on adjacent lots and one of which yards shall be at least six feet in width.
(2) 
On any lot having a width of less than 40 feet and of record at the time of the effective date hereof, the required total width of the two side yards shall be that heretofore prescribed less 1/2 for each foot said lot is less than 40 feet in width; provided further, however, that no side yard shall be less than four feet in width.
(3) 
The side yard regulations in Subsection B(1) and (2) of this section shall apply to all lots, including corner lots, except that in the case of a reversed corner lot which faces an intersecting street, the side yard on the street side of such reversed corner lot shall have a width of not less than 50% of the front yard depth required on the lots in the rear of such reversed corner lot. No accessory building on such reversed corner lot shall project beyond the front building line of the lots in the rear of such reversed corner lot. In any case, however, this regulation for reversed corner lots shall not have the effect of reducing the buildable width for the main building to less than 26 feet or for an accessory building to less than 20 feet, on any lot of record at the time of the effective date hereof.
C. 
Rear yards. On every lot in the R-1 District, there shall be a rear yard having a depth of not less than 20% of the depth of the lot, provided such rear yard need not exceed 30 feet in depth and shall not in any case be less than 15 feet in depth.
D. 
Courts. In the R-1 District, no court required by this chapter shall be less than 20 feet in width nor shall the width of any such court be less than 1/2 of its length or less than 1/2 of its height.
E. 
Lot area. Every lot in the R-1 District not of record or under contract of purchase at the time of the effective date hereof shall have an area of not less than 5,000 square feet.
