a. R-1 Permitted Uses. No building, structure or land shall be used
except for the following purposes:
1. One (1) family detached dwellings in accord with Subsection
b below.
2. Accessory buildings, structures or uses.
3. Municipally owned or operated facilities.
4. Public utility distribution lines.
5. Conditional uses, as permitted by this chapter and approved by the
Planning Board.
b. R-1 Minimum and Maximum Regulations.
1. Minimum Lot Area: Five thousand (5,000) square feet.
2. Minimum Lot Area/Dwelling Unit: Five thousand (5,000) square feet.

3. Minimum Lot Width and Street Frontage: Fifty (50) feet.
4. Minimum Lot Depth: One hundred (100) feet.

6. Maximum Building Coverage: Forty (40%) percent.

(a)
Thirty-eight feet to the peak of the roof only if a bulk head
structure is constructed in conjunction with a roof terrace.
(b)
Bulk head structure shall not exceed the height of the rooftop,
which shall not exceed 38 feet to the peak of the roof. Flat roofs,
as defined in this chapter, are not permitted in this zone, excepting
roof terraces, as defined in this chapter, are permitted.
(c)
If the property owner is not constructing a roof terrace, then
the maximum building height shall be 32 feet as measured in Appendix
18 A-2 (Height Measurement Diagram).
8. Minimum Parking: Two (2) enclosed spaces per dwelling unit.
9. All one-family dwellings shall be limited to a floor area ratio of
0.80, excluding basement/lower level and garage areas.
10. Installation of outside hinged side door(s) leading to the occupiable
space in the lower level is prohibited.
11. Outdoor staircases leading to the front entry shall be limited to
ten (10) feet from finished grade to the top of the porch.
12. All new construction shall be required to install underground utilities
subject to the utility company's final written determination (the
location and connection of the utilities).
13. Only one-family structures in the R-1 Zone shall be permitted to
construct a roof terrace or platform.

(a)
Maximum building height: All one- and two-family structures
in the R-2 Zone shall have a permitted height of 38 feet to the peak

(b)

C-1 Service Commercial zoned areas.

2. Minimum Lot Area/Dwelling Unit: One thousand (1,000) square feet.
3. Minimum Lot Width and Street Frontage: One hundred (100) feet.
4. Minimum Lot Depth: One hundred (100) feet.
5. Minimum Yard Requirements:
(a)
Front: Twenty-five (25) feet.
(b)
Rear: Twenty-five (25) feet.
(c)
Side: Ten (10) feet each.

1. Minimum Lot Area: Ten thousand (10,000) square feet.
2. Minimum Lot Area/Dwelling Unit: Seven hundred (700) square feet.
3. Minimum Lot Width and Street Frontage: One hundred (100) feet.
4. Minimum Lot Depth: One hundred (100) feet.
5. Minimum Yard Requirements:
(a)
Front: Ten (10) feet or the average setback of the abutting
buildings whichever is greater.
(b)
Rear: Twenty-five (25) feet.
(c)
Side: Ten (10) feet each.
6. Maximum Building Coverage: Sixty (60%) percent.
7. Maximum Building Height: Four (4) stories or forty-five (45) feet,
whichever is less.
8. Minimum Parking: Two (2) enclosed spaces, per dwelling unit, plus
one (1) guest space for each six (6) dwelling units.

4. Minimum Lot Depth: Four hundred fifty (450) feet.
5. Minimum Yard Requirements:
(a)
Front: One hundred (100) feet.
(b)
Rear: One hundred (100) feet.
(c)
Side: One hundred (100) feet.
6. Maximum Building Coverage: Twenty (20%) percent.
7. Maximum Building Height: Twenty-five (25) stories or two hundred
fifty (250) feet, whichever is less.
8. Minimum Parking: Two (2) enclosed spaces, per dwelling unit, plus
one (1) guest space for each six (6) dwelling units.
9. Minimum Loading: One (1) space for each fifty (50) dwelling units.
