a. 
C-1 Permitted Uses. No building or land shall be used except for the following purposes:
1. 
One (1) family detached dwellings, in accord with Subsection 18-3.1b.
2. 
Two (2) family detached dwellings, in accord with Subsection 18-3.2b.
3. 
Multi-family, townhouses, in accord with Subsection 18-3.3b.
4. 
Multi-family mid-rise dwelling units, in accord with Subsection 18-3.4b.
5. 
C-1 Service Commercial uses, in accord with Subsection b below.
6. 
Retail business, such as apparel stores, variety stores, drug stores, grocery, meat and seafood stores, antique shops, music stores, sporting goods stores, hobby shops, gift shops, books, stationery, magazine, and candy shops, restaurants, excluding "fast food restaurants" as defined herein, bars and liquor stores.

(a) 
Prohibited Uses.
(1) 
Tobacco and/or Smoke Shops and/or Vape Smoke Shops, not including Cannabis Retail Establishments, are, effective immediately, classified as prohibited uses.

Business services: such as banks, credit unions, loan companies, financial institutions, real estate and insurance agencies, utility, governmental, business or professional offices, office supplies, medical and dental services.
8. 
Personal services: such as clubs, lodges, churches, animal hospitals and clinics within an enclosed building, barber and beauty shops, photographic studios, tailor, dressmaking, millinery, dry cleaning, and/or laundry pick-up stations, the studio or office of a lawyer, doctor, dentist, musician, artists, accountant, engineer or architect, bakeries and funeral homes.
9. 
Repair services: such as radio, television and electrical appliance shops, upholstery and shoe repair shops, laundries, dry cleaning (pick-up only), plumbing, electrical, heating, and carpentry shops, provided all operations and storage are conducted in an enclosed building.
10. 
Accessory buildings, structures or uses.
11. 
Municipally owned or operated facilities.
12. 
Public utility distribution lines, buildings or facilities.
13. 
Houses of worship.
14. 
Conditional uses, as permitted by this chapter and approved by the Planning Board.
15. 
Cannabis Retail as a conditional use. Cannabis Retail Sales shall only be permitted by permit in commercial zones.

b. 
C-1 Minimum and Maximum Regulations.
1. 
Minimum Lot Area: Five thousand (5,000) square feet.
2. 
Minimum Lot Width And Street Frontage: Fifty (50) feet.
3. 
Minimum Lot Depth: One hundred (100) feet.
4. 
Minimum Yard Requirements:
(a) 
Front: Five (5) feet.
(b) 
Rear: Twenty-five (25) feet or the average setback of abutting buildings, whichever is greater.
(c) 
Side: None required, however if any side yard is provided, it shall be not less than three (3) feet. When the lot abuts a residential zone, or use, there shall be a minimum side yard of eight (8) feet.
5. 
Maximum Building Coverage: Sixty-five (65%) percent.
6. 
Maximum Building Height: Three (3) stories or thirty-five (35) feet, whichever is less.
7. 
Maximum Parking: One (1) space for each two hundred fifty (250) square feet of gross floor area.
8. 
Minimum Loading: One (1) space for each principal building.
9.
