For the purpose of this chapter, the Borough is divided into

The boundaries of the zoning districts are established on the Zoning Map of the Borough of Watchung prepared by Maser Consulting, P. A., dated March 2019, and which is attached as Appendix E of Chapter
28, Land Development..

A. Zoning district boundary lines are intended to follow street centerlines,
railroad rights-of-way, streams and lot lines as they exist on lots
of record at the time of enactment of this chapter unless otherwise
indicated by dimensions on the Zoning Map.
B. Any dimensions shown on the Zoning Map are in feet and are measured
horizontally and, when measured from a street, are measured from the
street right-of-way line even if the centerline of that street is
used for the location of the zoning district line.
C. The exact location of any disputed zoning district boundary line
shall be determined by the Zoning Board of Adjustment.
D. The zoning standards, controls and designations apply to every structure,
lot and use within each zoning district, and the zoning district boundary
lines extend vertically in both directions from ground level.

A. The Village Center Historical Overlay Zone is delineated on the Zoning
Map and includes the lands within the central portion of the Borough
known as the "Town Center" in accordance with recommendations of the
Borough's Village Center Historical Preservation Commission.
B. The provisions of this chapter specific to the Village Center Historical Overlay Zone and the Village Center Historical Preservation Commission, including its membership, powers and duties, are located in Article
28-700 of this chapter.
